Location 

Villa Waratah is located in the Kızıltaş area of Kalkan, an elevated residential neighbourhood known for its sweeping sea views and peaceful setting. 

The villa is approximately a 20-minute walk to Kalkan’s Old Town and harbour area. As with most properties in this part of Kızıltaş, the return journey is uphill, so taxis are recommended for convenience, particularly in the warmer months. 

The Accommodation 

The villa is arranged over four levels, offering generous internal space and well-separated bedroom accommodation. 

Lower Ground Floor 

A large, bright games and leisure space designed for all ages, featuring table tennis, table football and exercise equipment, along with a seating area and TV. This level opens out via large windows, giving it a light, open feel rather than a typical basement space. 

Ground Floor 

The main living level is open-plan, with a spacious lounge area offering comfortable seating, a flat-screen TV, and full-width sliding glass doors that open directly onto the pool terrace. 

The dining area sits alongside the lounge, with seating for eight, while the modern kitchen is fully equipped and includes a central island/breakfast bar with additional seating. 

There is also a cloakroom and a separate utility room on this floor, with washing machine, iron and ironing board. 

First Floor 

Three bedrooms are located on this level: 

• Two double bedrooms, each with en-suite bath/shower rooms, floor-to-ceiling windows and access to a shared sea-facing terrace 

• One twin bedroom with en-suite, also enjoying sea views and access to a separate side terrace 

All bedrooms are bright and well-proportioned, with large glass openings that maximise the views. 

Second Floor 

The top floor features two further bedrooms:

To one side, there is a comfortable lounge seating area, ideal for relaxed evenings, while the shaded al fresco dining area comfortably seats 10 guests and includes a built-in barbecue — perfect for long, informal meals outdoors. 

Multiple seating zones across the terrace ensure there is plenty of space for everyone to spread out, whether sunbathing, dining, or simply enjoying the view.
