The villa has three double bedrooms, one twin bedroom and a further flexible room which can be prepared as either a double or twin. Spacious interiors, several outdoor living areas and a shady mature garden make it particularly well suited to families or groups holidaying together.

Guests have their own private swimming pool with a counter-current system, as well as complimentary use of the Lykia Estate’s exclusive residents’ pool. A table tennis table and fabulous roof terrace with panoramic sea and mountain views add to the villa’s appeal.

Location

Yesil Ev is situated within the well-established Likya Estate, one of Kalkan’s most attractive and best-loved residential neighbourhoods.

The centre of Kalkan is just a few minutes away on foot. Restaurants, cafés, bars, boutiques and shops can all be reached easily, while the Old Town, harbour and town beach are also just a short walk away. From the harbour, guests can take a water taxi to several of Kalkan’s popular beach clubs.

This convenient location allows guests to shop, eat out and enjoy evenings in town without relying on taxis. Despite being so close to the centre, Yesil Ev’s mature walled garden creates a peaceful and private retreat to return to.

The Accommodation

Ground Floor

The ground floor is centred around a bright and spacious open-plan living area, with plenty of room for all 10 guests to relax together.

Two separate seating areas provide a choice of places to unwind, one of which has an internet television. French doors open directly onto the pool terrace, filling the room with natural light and creating an easy flow between the villa’s indoor and outdoor spaces.

The main living area also has a dining table seating eight guests. A couple of steps lead up to the beautifully appointed kitchen, where a breakfast table provides seating for six.

The kitchen is well equipped with a fridge-freezer, gas hob with extractor fan, electric oven, microwave, dishwasher, coffee machine, toaster and kettle. A small supply of complimentary coffee capsules is provided on arrival, with additional capsules available to purchase from the villa’s management team.

A separate guest cloakroom with a WC is also located on this floor.

The villa is fully air-conditioned throughout.

Bedroom One

The ground-floor bedroom is a comfortable double room. It does not have an en-suite bathroom, and guests staying here share the family bathroom on the first floor.

Please note that although this bedroom is on the ground floor, the nearest shower is upstairs. It may therefore not be suitable for a guest who cannot manage the internal staircase.

First Floor

Four further bedrooms are located on the first floor: two doubles and two twin rooms, one of which can be configured as a double upon request.

Three of these bedrooms have their own en-suite shower rooms. The remaining twin room shares the family bathroom with the ground-floor double bedroom.

Bedroom Two

The first double bedroom is bright and comfortably furnished, with its own en-suite shower room.

Bedroom Three

The second double bedroom also has an en-suite shower room and offers a peaceful space in which to relax.

Bedroom Four

This flexible bedroom can be prepared with either a double bed or twin beds upon request. It has its own en-suite shower room.

Bedroom Five

The final bedroom is furnished with twin beds and uses the separate family bathroom on this floor.

Roof Terrace

An external staircase from the first-floor side balcony leads up to Yesil Ev’s spacious roof terrace.

Comfortable outdoor seating is arranged around a coffee table, while two sun loungers provide space for relaxing in the sunshine.

The terrace enjoys fabulous panoramic views across Kalkan Bay and towards the surrounding mountains. It is a particularly lovely place for a quiet morning coffee or an evening drink as the sun begins to set.

Outdoor Space

Yesil Ev is set within its own secluded walled grounds, with mature planting and a choice of sunny and shaded outdoor spaces.

The villa’s private swimming pool measures approximately 7.2 metres by 2 metres and is surrounded by sun loungers and comfortable outdoor seating. A counter-current swimming system allows guests to swim continuously against the flow, making the pool particularly appealing to those who enjoy lap swimming.

French doors lead directly from the main living area onto the pool terrace. An outdoor dining table is positioned to the side of the villa, providing a sociable setting for relaxed meals.

To the rear of the property, the mature walled garden offers welcome shade during the warmer parts of the day. Surrounded by established trees and colourful planting, this peaceful garden area has additional comfortable seating and provides an inviting place to read or escape the midday sun.

A table tennis table offers entertainment for children and adults alike.

Guests also have complimentary use of the Lykia Estate’s 18-metre members-only swimming pool. The communal pool generally opens for the season at the beginning of May.

Location

The Olive House enjoys an elevated position in Kalamar Bay, one of Kalkan’s most popular areas.Kalamar, Lures and Kulube beach clubs are within walking distance, providing easy access to swimming platforms, restaurants, bars and water sports. Supermarkets, local mini markets and a choice of cafés and restaurants serving breakfast, lunch and evening meals can also be reached on foot, so guests do not always need to travel into town for everyday shopping or meals out.

Kalkan town centre is approximately a 25-minute walk from the villa. Here, guests will find the atmospheric Old Town, harbour and a wider selection of shops, rooftop restaurants, cafés and bars. Taxis are readily available for the short journey between the villa and town.

The Accommodation

Ground Floor

The main entrance opens into a generous open-plan living space, where floor-to-ceiling windows immediately draw attention to the beautiful views across Kalamar Bay.

A large L-shaped sofa and armchair provide plenty of comfortable seating for relaxing together. The lounge has a Smart TV and an integrated sound system compatible with Bluetooth and AirPlay devices, with speakers positioned both inside and outside the villa.

Wide sliding glass doors open directly onto the pool terrace, filling the room with natural light and creating a seamless connection between the indoor living area and the villa’s principal outdoor space.

The contemporary kitchen is equipped with an electric hob, built-in oven and microwave, large fridge-freezer, dishwasher, Nespresso coffee machine, kettle, toaster and water cooler. An adjoining indoor dining area provides plenty of space for meals at the villa.

A separate guest WC is also located on this floor.

Bedroom One

The first bedroom is a spacious double room with direct access to the pool terrace and beautiful views across Kalamar Bay.

The bedroom has a walk-in wardrobe and a large en-suite shower room with twin basins.

First Floor

Three further bedrooms are located on the first floor. Each has its own en-suite shower room, generous storage and access to a private or shared balcony with sea and mountain views.

Bedroom Two

The first bedroom on this floor is a beautifully presented double room with a walk-in or fitted wardrobe, dressing area and contemporary en-suite shower room.

Wide sliding doors open directly onto the roof terrace, where panoramic views stretch across Kalamar Bay towards Mouse and Snake Islands. Separate Annexe

Bedroom Six

The sixth bedroom is separately accessed and positioned partway up the external steps leading towards the main villa and pool terrace.

Normally configured as a twin, the beds can be arranged as a double upon request. The bedroom has its own en-suite shower room and a private furnished balcony with sea views.

Its separate position makes this room particularly well suited to grandparents, older teenagers or other members of the group who appreciate having a little more independence. As it does not have internal access to the main house, it is not recommended for young children sleeping there without an accompanying adult.

The villa is fully air-conditioned throughout. Hairdryers are provided in every bedroom, and a safe is also available for guests’ use.

Outdoor Space

The Olive House’s outdoor living spaces are among the villa’s most impressive features.

Positioned at the front of the property to take full advantage of the panoramic Kalamar Bay views, the private infinity pool has a generous shallow lounging section. This provides a lovely place to cool off or position a sun lounger in the water, with steps leading down into the deeper swimming area.

A separate Jacuzzi sits alongside the main pool, offering another inviting place to relax while enjoying the views.

The extensive pool terrace is furnished with numerous sun loungers, large parasols and double daybeds, providing plenty of space for all 12 guests to spread out comfortably.

A covered pergola creates a shaded outdoor entertaining area with built-in seating and a large dining table seating up to 12 guests. The adjoining outdoor kitchen has a built-in barbecue, food preparation area, sink and wine fridge, making everything from relaxed poolside lunches to long alfresco dinners particularly easy.

Please note that The Olive House is arranged over several levels, with internal stairs between the accommodation floors and external steps leading from the entrance towards the annexe bedroom, main villa and pool terrace. The property may therefore not be suitable for guests with limited mobility.

Location

Villa Korsan is situated on the hillside above beautiful Kalamar Bay. Its elevated position provides magnificent views across the bay, the Mediterranean and the islands beyond.

The sea and nearest beach clubs (Kalamar, Lures and Kulube are approximately five minutes away via a downhill walk. Beach clubs are always a popular option for guests, offering access to swimming platforms, restaurants, bars and in some cases, a choice of water sports

The Accommodation

Ground Floor

The main living level is bright, spacious and designed to make the most of Villa Korsan’s wonderful Mediterranean setting.

The open-plan living area incorporates a comfortable lounge, indoor dining space and fully equipped contemporary kitchen. Wide sliding glass doors open directly onto the pool terrace, filling the room with natural light and creating a seamless connection between the indoor and outdoor living areas.

The lounge has a large flat-screen television with satellite channels and a DVD player. The villa is fully air-conditioned and has Wi-Fi throughout.

The kitchen is well equipped for catering for a larger group and includes a coffee machine. Coffee capsules can be purchased from the villa’s management team.

A separate utility room contains a washing machine, a large ice-making machine and a second full-size fridge, providing valuable additional storage and preparation space when the villa is occupied by a larger group. A guest WC and separate shower are also located on this floor.

Bedroom One

The ground-floor bedroom is a spacious twin room with an en-suite shower room. Wide sliding glass doors open directly onto the pool terrace, giving the room a bright, airy feel and easy access to the villa’s main outdoor space.

Lower Ground Floor

Reached by a flight of external steps from the entrance gate at road level, the lower ground floor is home to the villa’s covered games area.

Guests can enjoy games of snooker or pool and table tennis while still taking in the panoramic Mediterranean views. This provides an excellent additional social space, particularly for families travelling with older children and teenagers.

Two twin bedrooms are also located on this level. Both have entrances which are separate from the main house.

Bedroom Two

The first lower-ground-floor bedroom is furnished with twin beds and has its own en-suite shower room. A French balcony takes advantage of the villa’s elevated position and beautiful sea views.

Bedroom Three

As these two bedrooms have separate access from the main house, they are best suited to adults or older children and are not recommended for young children sleeping without an accompanying adult.

The spacious pool terrace is furnished with sun loungers and umbrellas, providing plenty of room for a group of up to 16 guests to relax together. A comfortable seating area with a retractable awning offers shade during the warmest part of the day.

The freshwater swimming pool measures approximately 6.5 metres by 5 metres and has a depth of approximately 1.25 metres. Curved internal steps provide gradual access into the water.

Sun loungers are arranged around the pool for relaxing in the Kalkan sunshine, while a comfortable outdoor lounge with a large parasol provides shade during the warmer parts of the day.

A large dining table seats up to 10 guests, allowing the whole group to enjoy alfresco meals together. A traditional stone-built barbecue is also provided for relaxed lunches and evenings at the villa.

The veranda at the front of the property offers another furnished seating area, while a table tennis table provides entertainment for adults and younger guests.

Guests can also arrange access to the Lykia Estate’s larger members-only communal swimming pool for an additional weekly charge. The communal pool generally opens for the season at the beginning of May, and current prices should be confirmed before arrival.

Bright contemporary interiors, three spacious en-suite bedrooms and a choice of sea-facing balconies and terraces make this an appealing holiday home for families, couples or friends. The villa’s standout feature is its top-floor master suite, which opens onto a large private terrace with fabulous uninterrupted sea views.

The outdoor space is arranged over different levels, with steps leading from the main accommodation and dining terrace down to the private pool, sun terrace and shaded seating area. Pool heating is also available for an additional charge, making Villa Nar Evi an attractive choice for stays during the cooler months.

Location

Villa Nar Evi enjoys a peaceful position on a quiet residential road in Kalamar Bay, one of Kalkan’s most sought-after coastal areas. The sea is approximately five minutes away on foot, and Kalamar, Lures and Kulube beach clubs are all within walking distance.

Supermarkets, local mini markets and a choice of cafés and restaurants serving breakfast, lunch and evening meals can also be reached on foot. Guests can therefore enjoy beach days, shop for everyday essentials or head out for something to eat without always needing to travel into the centre of Kalkan.

Kalkan town centre is approximately a 15–20-minute walk away (or 5 minutes by taxi) providing easy access to the Old Town, harbour and the town’s wider selection of restaurants, bars, boutiques and shops.

The Accommodation

Ground Floor

The entrance level is home to Villa Nar Evi’s bright and spacious open-plan living area and fully equipped kitchen.

Comfortable contemporary seating creates a relaxed place to unwind, while large windows and glass doors allow natural light to fill the room and frame the views towards Kalamar Bay. Concertina-style doors open the living space onto the sea-facing terrace, creating an easy connection between the villa’s indoor and outdoor living areas.

The lounge has a large flat-screen television with satellite channels, a DVD player and an iPod docking station. Wi-Fi is available throughout the villa, which is also fully air-conditioned.

The sleek contemporary kitchen is well equipped for a self-catering stay and includes a coffee machine. Complimentary coffee capsules are provided on arrival, with additional capsules available to purchase from the villa’s management team.

The terrace outside the living area is furnished for outdoor dining, providing a lovely setting for relaxed breakfasts, lunches and evening meals accompanied by views across Kalamar Bay.

First Floor

Bedroom One

The first bedroom is a spacious double room with a large double bed and its own en-suite bathroom. The bedroom opens onto a generous furnished balcony with beautiful views across the surrounding area and towards the sea.

Bedroom Two

The second bedroom is furnished with twin beds and also has its own en-suite bathroom. Glass doors open onto a large balcony where guests can sit and enjoy the sea and mountain views.

Second Floor

Master Bedroom

The entire second floor is dedicated to Villa Nar Evi’s impressive master suite. This spacious double bedroom has its own en-suite bathroom and opens directly onto a large private terrace.

Furnished with comfortable seating and sun loungers, the terrace enjoys fabulous uninterrupted views across Kalamar Bay and towards the islands beyond. It provides a wonderful private space for enjoying a morning coffee, relaxing in the sunshine or watching the changing colours across the bay at the end of the day.

A baby cot and high chair can be provided upon request.

Outdoor Space

Villa Nar Evi’s outdoor areas are arranged over different levels to make the most of its elevated setting and beautiful Kalamar Bay views.

The main sea-facing terrace sits outside the open-plan living area and provides a sociable space for alfresco dining. From this level, a flight of external steps leads down to the private swimming pool and lower sun terrace.

The pool measures approximately 7.1 metres by 3 metres, with a depth of 1.6 metres. It is surrounded by a spacious terrace furnished with sun loungers, providing plenty of room for all six guests to relax beside the water. Pool heating is available for an additional charge.

A covered seating area beneath the villa offers a cool and comfortable place to retreat from the midday sun, while a table tennis table provides entertainment for adults and children alike. Together with the upper-floor balconies and the master suite’s large private terrace, guests have a good choice of outdoor spaces in which to relax and enjoy the villa’s setting.

Street parking is available directly in front of the property, and a security CCTV system is installed at the villa.

Please note that Villa Nar Evi is arranged over three floors and the pool terrace is reached via a flight of external steps from the main accommodation level. The villa may therefore not be suitable for guests with limited mobility.

Location

Villa Bay Life occupies a peaceful position in Kalamar Bay, one of Kalkan’s most popular areas. The waterfront and Lures Beach Club are approximately five minutes away on foot, while Kalamar Beach Club and Kulube Beach Club are also within walking distance.

Guests do not need to travel into the centre of Kalkan for everyday essentials or every meal out. Supermarkets, local mini markets and a choice of cafés and restaurants serving breakfast, lunch and evening meals can all be found within walking distance of the villa.

Boasting stunning vistas, this delightful villa is surrounded by amazing views of both the mountain backdrop and the Bay of Kalkan. The Mediterranean Sea can be seen from every level, from the spacious terrace and large heated pool to the elevated Penthouse suite up top. Air conditioning is available throughout the villa.

Sitting below the D400, you are local and just a stone’s throw away from the fabulous Kalkan weekly market (every Thursday), easy-to-reach local bars, rooftop restaurants, Migros & Bim supermarkets, and a butcher and greengrocer.
With an easy 10-15-minute walk down to town bars, restaurants, and The Old Town (you may need a taxi back up), Villa Marie is a luxurious, fully equipped, modern three-bedroom, 3-bathroom villa offering everything you need for a perfect holiday. Ground Floor – Villa Marie

Open the front door, and you are greeted with sunlight streaming from all glass, floor-to-ceiling windows and sliding doors. This fabulous open plan living, dining, and kitchen space is both roomy and comfortable. The lounge area boasts an extra-large, super-comfy sofa, a large curved Smart television, an Amazon Fire TV Stick, a Bluetooth speaker, and superfast Wi-Fi (available throughout the villa).

The kitchen and dining area are a stylish, functional space. The kitchen is fully equipped with John Lewis appliances, a cold/hot drinking water dispenser, dishwasher, washing machine, cooker, microwave and fridge-freezer. The dining area has a lovely, large table with 6 high-backed, comfortable chairs.

Leading out to the main terrace and large heated pool, this comfy outdoor/indoor living space houses a sofa, comfy chairs, and a coffee table. This is a great place to relax, out of the sun, whilst the sunbeds and egg chair are full sun facing, looking out towards the olive groves and the glistening Mediterranean Sea. There is also a downstairs cloakroom.

First Floor – Villa Marie

Two ensuite bedrooms are located on the first floor. The twin (2 x single beds) suite and a Queen-size suite, both with floor-to-ceiling windows that open onto private balconies with stunning sea and mountain views.

Second Floor – Villa Marie

The Penthouse suite has a queen-size bed and is located across the entire top floor. This luxury master bedroom suite is simply a wonderful space. With a mini-fridge and tea/coffee-making facilities, wake up in the morning and, from your oversized balcony, watch the sun rise over the mountains and the boats sailing in and out of the beautiful Kalkan Bay.

Outdoors – Villa Marie

The Villa offers great outdoor areas for both sun and shade seekers alike.
As you walk down the steps to the front door, you are greeted with a sumptuous seating area, shaded by trees. The garden is brimming with plants; feel free to pick some flowers or herbs for the table or for your salads or BBQs.

The side terrace and main terrace to the rear benefit from day-long sunshine. This secluded area offers the perfect space to sunbathe and take a dip in your own private pool.
The pool is a good size at 12 metres long, with Roman steps on entry. Villa Marie has the added benefit of pool heating for the cooler months [at additional cost], as well as a very convenient poolside shower. You will also find a gas BBQ on the side terrace.

There is an outdoor dining table positioned under a covered pergola for those wonderful alfresco meals.

Should you wish to hire a car, a private parking space is located at the front of the villa.

Security: For your security and peace of mind, the property also features a comprehensive, secure, and easy-to-operate alarm system and a safe for all your valuables.

In our opinion, this beautiful villa certainly has the wow factor, offering a luxury home-away-from-home experience. Little extra touches, such as locally commissioned art in every room. John Lewis appliances, super-soft Turkish cotton towels in your room, and beach towels for your sunbed. A friendly (yet discreet) English-speaking Villa Manager is available should you need him.
A luxury welcome pack awaits you, and, where possible, certain items can be requested as additions, such as beer or wine.

Everything has been thought of in this beautiful, picturesque Villa, and it should make for a truly memorable holiday for couples and families alike!

The best of the best!

We will be returning this year for our fourth stay at this wonderful villa—once as a couple and now three times with our little girl—and it truly feels like a home away from home every time we visit.

The location is perfect, with just a 10–15 minute walk into the harbour, and the views are absolutely beautiful. The villa itself is spotlessly clean, beautifully presented, and incredibly well equipped with everything you could need for a comfortable stay. The welcome pack on arrival is a lovely touch and always appreciated after travelling.

One of our favourite things is how relaxing it is here. Whether you’re sitting by the pool during the day or enjoying the peaceful evenings, it’s the perfect place to unwind. The pool area feels very private despite neighbouring villas, which makes it even more special.

Inside the villa is finished to a high standard. The beds are extremely comfortable, the showers are spacious, and having an ensuite and balcony for each room adds a real touch of luxury. Air conditioning throughout keeps everything cool and comfortable, even in the height of summer.

Outside, the patio area with the BBQ is fantastic—especially with a butcher just down the road where you can pick up some amazing fresh meat. There are also handy shops like Migros and BIM within a 5–10 minute walk, making it really convenient for essentials.

The gardens at both the front and back are beautifully maintained, full of stunning flowers that add to the overall charm of the villa.

Travelling with a child is made so much easier too, thanks to the connection with Kalkan Kids Zone—you can arrange for everything you need for your baby or child to be ready and waiting when you arrive, which is a huge help.

We wouldn’t hesitate to return again (and again!). This villa really does tick every box for a relaxing, comfortable, and memorable holiday.

Villa Marie is, without a doubt, the most beautiful villa my family and I have ever stayed in. Our expectations were high before we arrived, but Villa Marie still exceeded every one of them.

From the moment we walked through the door, it felt special. The villa is beautifully designed, with stylish interiors, little pops of colour, and it smelt amazing! Everything was spotless, with crisp white linen and towels. (I’m one of those people who checks the beds as soon as I arrive, and Villa Marie smashed it!) It was immaculate and exceptionally well cared for.

Every detail has been thought through, with everything you could need for a relaxing stay. Outside is a piece of paradise! The stunning infinity pool, views across Kalkan Bay, and outdoor dining and seating areas were perfect. We spent many evenings BBQ’ing and watching the sun set, and our morning coffee has never felt so good!

Having stayed in many villas over the years, I can honestly say Villa Marie is in a league of its own. It’s more than a beautiful place to stay; it feels like a home, and one we’ll never forget. Leaving was so hard, but we’re already planning our next visit!

Sleeping up to 8 guests, Villa Husam is an excellent choice for families or groups of friends seeking a spacious walk-to-town villa in Kalkan with private pool and easy access to the town centre.

Location

Villa Husam is situated in Kalkan’s sought-after Ortaalan district — a popular residential area known for its convenient access to the town centre while still offering a peaceful setting.

The villa is approximately a 10 minute walk from Kalkan’s restaurants, shops, harbour and charming Old Town. Guests can also easily reach nearby supermarkets, cafés and beach clubs.

The Accommodation

Entrance Level (Ground Floor)

The villa entrance is accessed via a short flight of steps down from street level.

Upon entering, guests will find a spacious games and entertainment room featuring table tennis, table football, darts and a bar area with fridge. A comfortable seating area creates a relaxed social space ideal for families and teenagers.
