Location
Villa Lykia is situated within the well-established Lykia Estate, one of Kalkan’s best-loved residential neighbourhoods and known for its mature, beautifully maintained surroundings.
The centre of Kalkan is approximately three minutes away on foot, placing a wide choice of restaurants, cafés, bars and shops within exceptionally easy reach. A small supermarket is just around the corner, while a short downhill walk leads to Kalkan’s Old Town, harbour and nearest beach club.
Villa Lykia’s location allows guests to shop for everyday essentials, dine out throughout the day and enjoy evenings in town on foot. At the same time, its setting among the mature gardens of the estate provides a welcome sense of privacy away from the bustle of the centre.
The Accommodation
Ground Floor
The ground floor is centred around a bright and spacious open-plan living area, with plenty of room for a group of up to 10 guests to spend time together.
Comfortable seating is arranged around the main lounge, while a dining table seating six provides space for meals indoors. Alongside the principal sitting area is a separate television lounge, giving families and larger groups another place in which to relax.
Satellite television includes a selection of English-language movie, sports and entertainment channels. The villa is fully air-conditioned and has Wi-Fi throughout.
Sliding glass doors connect the living area with the pool terrace and also provide access to the veranda at the front of the villa, creating an easy flow between the indoor and outdoor spaces.
The separate galley-style kitchen is well equipped for a self-catering stay. Facilities include a large fridge-freezer, dishwasher, gas hob with extractor fan, electric oven, microwave, filter coffee machine, toaster and kettle.
A separate guest cloakroom with a WC and basin is also located on this floor.
Bedroom One
The ground-floor bedroom is furnished with a double bed and has its own en-suite shower room. Its position on the main living level may be convenient for guests who prefer not to use the stairs each time they return to their bedroom.
First Floor
Four further bedrooms are located on the first floor: two double rooms with en-suite shower rooms and two twin bedrooms sharing a separate bathroom.
Bedroom Two
The first double bedroom is light and comfortably furnished, with its own en-suite shower room.
Bedroom Three
The second double bedroom also has an en-suite shower room and enjoys plenty of natural light.
Bedroom Four
The first twin bedroom is furnished with two single beds and shares the separate family shower room on this floor.
Bedroom Five
The second twin bedroom also has two single beds and shares the family shower room with Bedroom Four.
The shared bathroom has a shower, WC and basin. The villa’s washing machine is also located within this room.
Roof Terrace
Internal stairs lead to Villa Lykia’s spacious roof terrace, providing an additional outdoor living area away from the main pool terrace.
Furnished with cushioned wrought-iron seating arranged around a coffee table, this is a peaceful spot for relaxing with a morning coffee or enjoying a drink before making the short walk into town for dinner.
Sea views extend across the rooftops and mature greenery of the Lykia Estate, with the surrounding mountains creating an attractive backdrop.
Outdoor Space
Villa Lykia’s private pool terrace feels pleasantly secluded, framed by mature trees and established planting that reflect the character of the wider Lykia Estate.
The freshwater swimming pool measures approximately 6.5 metres by 5 metres and has a depth of approximately 1.25 metres. Curved internal steps provide gradual access into the water.
Sun loungers are arranged around the pool for relaxing in the Kalkan sunshine, while a comfortable outdoor lounge with a large parasol provides shade during the warmer parts of the day.
A large dining table seats up to 10 guests, allowing the whole group to enjoy alfresco meals together. A traditional stone-built barbecue is also provided for relaxed lunches and evenings at the villa.
The veranda at the front of the property offers another furnished seating area, while a table tennis table provides entertainment for adults and younger guests.
Guests can also arrange access to the Lykia Estate’s larger members-only communal swimming pool for an additional weekly charge. The communal pool generally opens for the season at the beginning of May, and current prices should be confirmed before arrival.
Street parking is available in front of the property.
