Villa Paloma is a luxury four-bedroom private villa in a peaceful yet central setting in Kalkan, sleeping up to eight guests. Set slightly above the town and overlooking beautiful mature olive groves, the villa enjoys sea and mountain vistas from the upper floors.
Beautifully designed and finished to a high contemporary standard, Villa Paloma combines generous indoor living space, exceptional outdoor areas & standout amenities. Highlights include a very large private swimming pool with integrated jacuzzi, shallow section & pool heating, multiple dining and seating spaces, and a self-contained entertainment area beneath the villa, featuring a private gym, pool table and TV cinema room. The villa also benefits from a rooftop terrace accessed from the master suite.
Close to Kalkan Old Town, the harbour, restaurants and shops, Villa Paloma is particularly well suited to families or groups seeking a high-quality Kalkan villa with space, comfort and excellent facilities, without compromising on peace and privacy.
Location – Central Kalkan, Walk to Old Town
Villa Paloma is situated in inner Ortaalan, one of Kalkan’s most desirable and peaceful residential areas, approximately a 10–15-minute walk from the town centre and Old Town. Guests can easily reach Kalkan’s renowned restaurants, cafés, artisan shops and harbour on foot, without the need for taxis or car hire.
The villa is also within a few minutes’ walk of supermarkets, local shops, the bus station and the weekly market, adding to its everyday convenience. Its position offers attractive outlooks across the surrounding natural landscape, enhancing the sense of space and tranquillity.
Accommodation
Ground Floor – Living Area, Kitchen & Bedroom
The ground floor opens into a bright and spacious open-plan living, dining and kitchen area, finished in a contemporary style and designed for relaxed holiday living. Floor-to-ceiling sliding glass doors connect the interior seamlessly with the pool terrace, filling the space with natural light and creating a strong indoor–outdoor flow.
The living area is furnished with two comfortable three-seater sofas, an armchair and a flat-screen TV, offering access to Netflix and a Firestick for streaming UK channels.. The modern kitchen is fully equipped for self-catering and features a large breakfast bar with seating for six, fridge freezer, built-in oven, gas hob, microwave, dishwasher, water cooler, kettle, toaster, cafetiere and an espresso coffee machine with milk frother.
A cloakroom WC is located on this level, along with a discreet laundry area housing a washing machine, drying racks, iron and ironing board.
Also on the ground floor is Bedroom 1, a flexible double bedroom that can be configured as a king-size or twin. Overlooking the pool terrace and benefiting from an en-suite shower room, it is particularly well suited to guests who prefer minimal stairs.
First Floor – Bedrooms 2 & 3
The first floor accommodates two generously sized en-suite bedrooms. One is arranged as a double and the other as a twin, which can also be configured as a king-size bed if preferred.
Both bedrooms feature en-suite shower rooms and private balconies furnished with a table and chairs, offering views across the olive groves and out towards the sea and surrounding mountains.
Second Floor – Master Bedroom & Roof Terrace
The top floor is dedicated entirely to the master bedroom suite, providing privacy, space and elevated views. This spacious double bedroom includes an en-suite shower room and direct access to a private roof terrace.
Furnished with a seating area, parasol and a double swing seat, the roof terrace is a calm and private spot for morning coffee or evening drinks while enjoying the sea and mountain views.
Hairdryers are provided in each bedroom.
Outdoor Space – Pool, Terraces & Gardens
Villa Paloma’s outdoor areas are a standout feature and are designed for comfortable all-day living. The expansive pool terrace centres around a very large private swimming pool with Roman steps, an integrated jacuzzi and a separate shallow area, making it ideal for families with children as well as adults looking to relax. The pool has optional heating, available on request (extra cost applies)
Cushioned sun loungers, parasols, egg chair & a statement daybed surround the pool, while pergola-covered shaded areas provide space for outdoor dining and relaxed seating throughout the day. A charcoal BBQ and table tennis table add to the villa’s appeal for sociable evenings at home. The gardens and pool area are spacious, well maintained and thoughtfully laid out.
Media, Gym & Games Room (self contained annexe)
Villa Paloma benefits from a self-contained media, fitness and games space, offering a welcome retreat from the midday sun or a relaxed space for evenings in. This versatile area is located under the villa, and is ideal for movie nights, a game of pool, or maintaining a light fitness routine during your stay.
The separate media room features comfortable seating, with a large 64” smart 4K TV for streaming (via a Firestick) and a Playstation console for games enthusiasts. The main area houses a pool table and a selection of gym equipment. A mini fridge is also provided, making this a practical and comfortable space for both relaxation and recreation.
Accessed separately from beneath the villa, the room offers privacy and flexibility for guests of all ages.

Friendly, professional and proactive service
The Villa was exactly as described and all of the facilities were excellent. Quite often villas are a slight disappointment from the advert, but this was not the case with Paloma.
Best of all, the communication from the Villa company, both as individuals and as a business was excellent.
The information provided before our arrival, and during our stay was the best I’ve ever experienced, and we have been renting villas for over 40 years.
The service we received was friendly, professional, and proactive, and I would recommend the company, and the individuals to anyone.
We had a fantastic and trouble free holiday, and thanks to everyone who made it so great.
Villa Paloma
Great to be back in Kalkan again and wow did Villa Paloma live up to expectations- a little further out than normal but really only a relatively short walk still to the top of town. The pools were amazing and perfect for kids. The Villa is beautifully furnished with super town and sea views from the generous top balcony and olive groves from the bottom – probably one of the best stays we have had (and that’s quite a few).
Amazing Villa in a perfect location
This was one of our favorite holidays, the villa ticked all the boxes for us and we had an amazing time!
The pool area was brilliant and we got to sunbathe all day long with the sun facing all angles.
All rooms were finished to the highest standard and we fell in love with the place as soon as we walked in. Everything we might of needed, was provided!
The villa was only a 5-10 minute walk from local restaurants and the nearest beach so it was absolutely perfect if we felt like eating out occasionally.
The views from the villa were outstanding daytime and nighttime!
The service from the booking team, all the way through to the property management team was so welcoming and helpful, couldn’t recommend them enough.
We also experienced a lovely gift delivered on my mums birthday which was unexpected and so thoughtful!
We are gutted to be home and are already wanting to come back! Really recommend this beautiful place!
Fabulous villa!
We stayed at Villa Paloma for 10 days at the end of October. It is a fabulous villa, very well equipped with lots of spaces for sunbathing and relaxing. The swinging chairs in particular were very popular. The beds were comfortable and the showers were hot. It was spotlessly clean and lots of towels were provided. The views from the top balcony were fabulous. We did have pool heating as it was the end of October and the pool was very warm. It was easy to get taxis to and from town but only a short walk to the nearest supermarket. Would highly recommend this villa.
Fantastic Villa!
Stayed at Villa Paloma for a week in early June.
Beautiful villa, very well equipped with everything we needed. The pool was fantastic, large but not too deep.
The ping pong table was an added bonus and very well used during our stay.
The walk into town is downhill but we used the local taxis to come back, only about 3 pounds.
The area is very peaceful and perfect for a relaxing holiday.
Overall, fantastic villa and Jane organised taxi transfers to and from airport too, both journeys on time and very comfortable, thank-you.
We booked through Lale Homes and they too were excellent and thoroughly professional from start to finish, even arranging a change in accommodation at short notice to a superior villa when they came aware of an issue with the original villa booked.
We would definitely use them again.

Wow what a location!
I recently stayed at this beautiful villa at the end of April. Wow what a location!
The villa itself has everything you need and more, stunning views, comfortable rooms and lovely bathrooms.
The outside living area is excellent, really comfortable sun loungers and seating areas and shaded areas for the hotter parts of the day. The swimming pool we had heated at the beginning of the holiday which is a lovely touch because it would have been quite chilly as coming out of their winter season, perfect depth and size to get a few lengths in too.
The Villa also had a gym with a treadmill, bike and weights- perfect for a small workout in the morning with the mountains to look at.
The town is lovely, with lots of lovely food restaurants to eat in. The walks around the town are beautiful.
Would highly recommend this Villa and I will definitely be returning!
