Lipsos 1 is a newly built 3 bed villa for the 2022 season with private pool, located in the Kalamar Ortalaan area of Kalkan. The villa is light and airy and has spacious outside areas. The villa is a 3 minute walk to local shops and restaurants and a 10 to 15 minute walk to the town centre and harbour. Kalamar Beach Club, with its very own Dive Centre is just a short stroll from the property.

The villa can also be rented together with its neighbouring villa, Lipsos 2, for larger family or friends groups. The two villas combining a maximum number of 12 guests.

Entrance:

Private entrance with gate and to the side of the property, the front door leads into the spacious open plan kitchen and living area.

Ground Floor:

Open plan modern kitchen and living area. The kitchen includes fridge freezer, dishwasher, oven, hob, microwave, kettle and a separate breakfast bar with stools. This area also comprises of a dining table and chairs. Sliding doors open out onto the BBQ/Outside dining area.

The living area is light and spacious with a TV and TV unit, large comfy L shaped sofa, coffee table and rugs. The patio doors open out onto the pool area.

First Floor:

Bedroom 1 with double bed, built in bedside tables with lamps, wardrobe, overhead lit dressing table and stool, full length mirror, jacuzzi and en-suite bathroom, comprising of shower, sink unit and mirrored wall cabinet, WC.

Bedroom 2 with double bed, built in bedside tables with lamps, wardrobe, overhead lit dressing table and stool, en-suite bathroom with shower, corner bath, sink unit, mirrored wall cabinet and WC.

Both bedrooms are light and airy and lead onto their own wrap around balconies.

Second Floor:

Bedroom 3 with twin beds, bedside table, en-suite bathroom with sink unit, mirrored wall cabinet and WC.

The sliding doors lead onto the spacious roof terrace with mountain and harbour views.

Outside areas:

Pool area is spacious with sun loungers, side table and large parasol and outside shower. Private pool dimensions of 3m x 8m x 1.55m.

BBQ area has an outside dining table and chairs under a covered pergola.

Just back from a fantastic 2 weeks in our favourite place – Kalkan.

Our party was 6 Adults & 1 baby aged 10 months.

Villa Lipsos 1 was perfect for us in every way. Spotless throughout & very modern.

Location is fantastic – 20 min stroll into town & if you don’t want to wander into town you have fab restaurants / plenty of amenities on your doorstep. Set in a residential/ peaceful location- what’s not to enjoy!

Just back from 2 weeks here. Fantastic villa, lots of space for the 4 of us, 20 min walk to town but taxis are everywhere so it’s almost irrelevant.

Villa owner was on hand and very good, although we didn’t really have any issues.

Villa is quite modern, pool is a good size, area is pretty quiet, booking was straightforward, decent price, great family time 😉

Well organised private transfer to the Villa where the owner Huseyin was already there to meet us to hand over the keys. The villa is modern and clean inside and out with efficient and quiet air con. Superb pool which was maintained every day. It’s in a nice quiet spot in the evenings and around a 15-to-20-minute walk into Kalkan old town. There are also several small convenience stores plus good restaurant/bars within a 5-minute walk. I would recommend a stay at Lipsos 1.

The view is spectacular!

Our first time in that region of turkey and great city of Kalkan. I don’t think I can do justice with words towards the Villa Berlin but all I can say is the view is spectacular. The building is a new build. It’s super clean and it’s managed by people who are very caring everybody in our group of 10 loved the villa and we had such an amazing time for nine days every day. The location is only five minutes away from the sea and city center. You could probably walk and get there in 15 minutes. The villa is on a hill overlooking the city of Kalkan and the sea. Like I said, the words would not do justice I will definitely recommend anybody to visit and stay.

Villa Berlin made one of our most memorable trips ever. Everything was perfect. I would like to thank you on behalf of all the guests, we all loved it.

Villa Manila – is a recently renovated, exceptionally large 4 bedroom villa offers superb design throughout with fabulous outdoor space with some of the best sea views in Kalkan. The villa has been carefully thought out style and design wise, including many unique custom designs, and a relaxing, contemporary colour palette has been, along with tasteful artwork. Located in a peaceful and elevated location above Kalamar Bay, the villa offers truly outstanding views from all levels.

Five en-suite generously sized bedrooms in total, three of which are on the first floor with a master suite on the top floor penthouse level, with walk in wardrobes/dressing areas, all with stunning en-suite wet rooms . All of the bedrooms are generously proportioned and have spectacular views.

Outdoor spaces – Ground ﬂoor outside pool terrace area with a stunning emerald tiled infinity-edged pool with shade pool for kids and ınternal jacuzzi pool, plus an outdoor kitchen & bar with shady pergola, and a top of the range builded BBQ. Open plan area with kitchen, dining area and living area. The living area has plenty of comfortable seating and Samsung 4K Ultra TV + Samsung bluetooth sound bar.

The kitchen features composite marble worktops and top-end Siemens white goods.

There is also a WC/cloakroom with shower on this level.

One of the villa’s unique design features also starts on the ground floor – the custom made curved staircase, with its beautiful metal fretwork balustrade, plus teak veneered treads, which winds its way up to the upper floors.

Floor to ceiling sliding doors and windows which lead out onto the spacious sunbathing terraces to the front of the property.

First floor:

This level features three unusually large bedrooms – all of which have stunning en-suite wet rooms, walk in wardrobes, and glorious sea views. All bedrooms have private balconies furnished with a rattan chair for relaxation.

Villa Manila, Kalkan certainly delivered on our expectations!

Villa Manila, Kalkan certainly delivered on our expectations, and in most cases exceeded them. The ground floor is huge, and the kitchen has full sets of cutlery, crockery and innumerable glassware. The outside area / pool are massive, beds for all, a huge swing bed, two full size dining tables & chairs + seating. Not to mention the outside bar with sink & fridge, plus pool table and table tennis. If this wasn’t enough, there’s a roof terrace with bar, sink, fridge and more seating. We were only there 7 days, so not enough time to adequately use every area available! All 4 bedrooms are large doubles, good storage (with coat hangers), all have en-suite bathrooms and balconies with great views. Bedding, towels etc are all of good quality and the place was immaculately clean. Views from every vantage point are excellent, overlooking both bays. Will certainly book again, and highly recommend to anyone.

Set in the peaceful Kalamar district of Kalkan, the villa is a stone’s throw from local shops and restaurants, and boasts fabulous sea views from the upper levels.

Villa Safran is situated on the Kalamar Road, just past Café Vita, Villa Safran County is a detached villa with an imposing entrance. A high walled garden for privacy, automatic controlled garage door and intercom entry system greets you, and once inside there are a few steps down into the grounds of the villa itself.

Upon entering the property, the actual size of the Villa Safran County becomes apparent, with an opulent entrance hall which opens onto the split-level open plan living areas with high ceilings and a central aircon system.

Ground Floor:

Filled with natural light the kitchen with granite worktops is super equipped with modern luxuries you’d expect from a villa of this magnitude, incorporating an integrated electric oven, microwave, dishwasher, large fridge-freezer, juicer, ice maker, kettle and UK toaster. A stylish feature is the kitchen island with built-in gas hob and includes seating for 10 people. There is also a large sliding glass door to the outside for easy access to the pergola covered dining terrace.

A couple of steps down leads into the contemporary lounge area with a large comfortable L-shape sofa, armchairs and smart TV. Glass sliding doors maximise the view which looks out onto the luxurious pool terrace.

Off the entrance hall the first stylish bedroom with en-suite can be found, this is a family room with 1 king and 1 single bed, perfect for anyone not wishing to climb stairs or with a young child and has a French balcony with a pool view.

On this level there is a utility room with washing machine, iron, ironing board and a separate guest WC.

Bedroom 1

Family en-suite shower room with Rain Forest shower, king size bed, single bed, wardrobes with full length mirrors, smart TV, air-conditioning, safe, French balcony with pool view and sea glimpse (this bedroom is on the ground floor).

Stairs leads up to the first floor where an impressive landing awaits and the stylish décor continues in the three spacious double en-suite bedrooms, one of which has its own private Turkish bath and another with twin showers with picture window and sea views. All bedrooms share wonderful pool and sea views over Kalamar Bay.

The generously proportioned elegant terrace with pool measuring 10 x 5.5m (1.6m deep) and jacuzzi is undoubtedly a key feature of this property. The jacuzzi seats 10 people and has walk-in roman steps and there are ladder steps at the other end of the pool, and an outdoor shower. 10 sunbeds adorn the pool with side tables and parasols, comfortable sofa seating and a swing seat.

All the grounds are tastefully landscaped and at one end of the outdoor terrace there is a more private sunbathing area with curtains and 2 sunbeds.

A large, covered pergola terrace equipped with lighting and a built-in bbq makes for the perfect alfresco dining experience and comfortably accommodates 10 people.

There is a table tennis game for all the family to enjoy, and due to its size, luxury décor and amenities this jewel of a villa certainly makes for an unforgettable holiday.

Villa Ocean Pearl is a truly stunning five bed, five bath 5 star luxury villa (sleeping up to 12 guests) The villa offers superb amenities, cool contemporary accommodation, and two swimming pools with unique waterfall features, plus many extra amenities – overall, this property has some serious ‘wow’ factor!

The villa is super contemporary in style, and has been very tastefully furnished and decorated. It offers spacious accommodation (370 sq feet in total) for guests throughout, and will sleep up to 12 guests (one of the lower floor bedrooms can be used as a family room, or for groups of older children/teenagers etc if required) All bedrooms have en-suite shower rooms/bathrooms. There are top quality inverter air conditioning units in all main rooms and bedrooms for your comfort.

For larger groups, the outside areas are perfect too, with sunbathing terraces and dining and seating areas on the ground and lower floors, next to the two pools, plus all bedrooms on the upper levels have their own private balconies.

This is a villa that you may not want to leave too often, as it has been designed to give guests a wonderful , enhanced all round holiday experience for all ages. Choose to swim in either of the two pools (both with stunning waterfall features) Pamper yourselves in the spa bathroom & sauna, and then finish off relaxing on one of the fabulous hot beds. For the more active guests, there is a small gym area, plus a table tennis table outside. On the lower floor of the villa is a separate media room, with TV, surround sound system, and PS4 (with it’s own kitchenette, so you don’t need to bring drinks etc from the kitchen!) There is even a bar area and pool table within the ground floor living space!

Set in an elevated, quiet location, with lovely ocean and mountain views, the villa is in a brilliant position, just an easy 10 minute walk to the town centre, & another 5 minutes to Kalkan’s beautiful Old Town, with its amazing choice of restaurants, cafes and bars, and lovely boutique shops. (NB during the hotter months in the season, you may prefer to take a taxi back up to the villa)

Ground floor:

Large floor to ceiling glass sliding doors that run the full width of the property create an almost seamless connection between inside and out, and effectively extend the inside living area to include the swimming pool terrace and connect everyone, whether chilling out inside or enjoying the sunshine or a shady spot outside.

The open plan living area has a large modern kitchen which flows into the lounge and dining area. This includes a stunning 30 foot atrium looking out onto the waterfall feature and main infinity pool. It allows light to flood in and makes the most of the incredible ocean and hillside views. It also has a bar area with a specially-commissioned white pool table (with marble playing surface under blue baize) complete with Swiss made pool balls to give a great playing experience.

The large glass sliding doors open onto the fabulous infinity pool area and garden with beautiful colourful flower beds, an outside shower, BBQ and further dining table with seating for 10 under a shaded canopy, There are ample sun loungers, parasols, plus a sofa and two chairs with a coffee table which seat 5; all perfect for enjoying the magnificent views and sunsets whilst enjoying alfresco dining, a dip in the pool or a game of table tennis. A Yamaha amplifier with B & W HiFi speaker system has been installed around the main pool and pool table area. This has iPod connectivity which creates superb quality music even at low volumes.

The fully equipped kitchen has a built in oven, hob, microwave, fridge/freezer, dishwasher, kettle, coffee maker, lots of cupboard space and also has a balcony with sea views and overlooks the pools.

The dining area has a large table and chairs with seating for 10 and is set in a spectacular 30 foot atrium with floor to ceiling windows, a beautiful modern chandelier above and stunning ocean views overlooking the main infinity pool area and ocean views.

The beautiful lounge has a large sofa, two arm chairs, coffee table, sideboard and large TV; perfect for relaxing and enjoying the views.

Turkish Delight Suite – Master Bedroom 1 (Sleeps up to 4): A spectacular very spacious master suite with a super king bed, two bedside units, a large dressing table and chair, very large wardrobes, TV and seating area, two arm chairs and coffee table, plus two sofas, each of which can convert into a single bed, so this bedroom can sleep up to 4. This amazing bedroom opens up onto the pool/garden area through two sets of glass sliding doors which let light flood in.

En-suite Bathroom 1 – is a very large en-suite with a huge shower, sink, triple vanity unit and toilet.

Spa Area – this beautiful area with turkish tiling includes gym equipment, a sauna and two enticing heated beds, and is perfect for when you want to work off those extra pounds from all the wonderful holiday food, wish to relax and sooth any aches from all that exercise or simply wish to chill out! We have just come back (as a group of 7 adults) from visiting Villa Ocean Pearl.

We cannot recommend this beautiful villa enough! From the moment we arrived to the moment we left it was a 5* luxury experience and we didn’t want to leave! The villa is finished to such a high spec and has all the facilities you could possibly want for a fun filled holiday.

Julie and Darrell were aware we were coming to Kalkan to celebrate a special birthday and went above and beyond with all the extra touches.

We booked the villa via Facebook and were assisted every step of the way with our holiday. We had transfers, boat trips and a full guide provided for us as well as a list of all the best restaurants, bars and beach clubs.

The villa is extremely spacious and in an ideal location. We cannot wait to visit again!

We all had a great week staying here and have memories to cherish forever.

Villa Kaputas is a luxury 6 bedroom villa, perfect for larger groups, offering every comfort you could want from your holiday. Situated in a quiet location in the hills behind Kalkan, it's the perfect place to switch off and relax the days away. Villa Kaputas is a stunning luxury 6 bedroom villa, perfect for larger groups, and offering every comfort you could want from your holiday. Situated in a quiet location in the hills behind Kalkan, it’s the perfect place to switch off and relax the days away. The villa is fully air conditioned, and has beautiful cool marble flooring throughout.

Ground floor:

There is an open plan lounge/kitchen/dining room, all with fantastic views, as there are huge french windows all the way along one side of the building. Kitchen: Fully fitted & very well equipped, with stunning black granite counter top. There is an oven, gas hob, microwave, extractor fan, dishwasher, and fridge freezer, along with all the cooking and serving equipment you could want for your holiday – there’s even a food processor, and a cafetiere for any coffee lovers! There is a large, extending dining table in the kitchen, seating up to 12 people.Lounge: Plenty of comfortable seating, with 2 modern, comfortable 3 seater sofas, plus an armchair, & coffee table, Large flat screen TV with surround sound system, with satellite TV, and DVD player. Wifi Internet access

Bedroom 1: Double bedroom, with king size bed, double wardrobe, vanity unit, bedside tables, large en-suite shower room. Wall to wall French windows with gorgeous views. Cloakroom/Laundry area: Downstairs cloakroom with WC and washbasin, laundry area with washing machine

First floor:

Bedroom 2: Double bed, double wardrobe, chest of drawers, vanity unit, private balcony, en-suite shower room. Bedroom 3: Twin beds, double wardrobe, vanity unit, en-suite shower room, private balcony. Bedroom 4: Double bed, double wardrobe, vanity unit, en-suite shower room, private balcony

Second floor:

Bedroom 5 – double room, king size bed, vanity unit, chest of drawers, double wardrobe, en-suite shower room. Bedroom 6 – double room, twin beds, vanity unit, double wardrobe, en-suite bathroom. Roof terrace – seating unit & table, small kitchen & fridge

The villa is perfect for families and larger groups. Access to the villa is via a fairly steep set of steps to the property, so this may cause problems for people with mobility needs.

Outdoor areas:

There is a spacious, marble patio area surrounding the beautiful infinity pool, with plenty of sunbeds and umbrellas, plus a comfortable shaded swing seat at the front of the property. There is a large pergola to one side, directly opposite the kitchen area, with a marble topped table and chairs for alfresco dining, plus a stone built BBQ at the back of the property. On the top floor of the property is the beautiful furnished roof terrace. It is shaded by a pergola, great for hot sunny days. The roof terrace has a small kitchen area including a fridge, so why not take advantage of the amazing views and relax whilst enjoying a few sun-downers? Private parking is available outside the property.
