Ground floor:

On the ground floor there is one en-suite double bedroom with fully fitted, bespoke wardrobes and makeup area.

The modern, spacious lounge is flooded with light by the walls of glass doors and looks out onto the expansive terrace and pool area. The 75″ TV and surround sound makes it a beautiful space to enjoy a movie together. This floor boasts a reading area with handcrafted chairs and coffee table. The marble kitchen and breakfast bar consist of all the amenities needed while staying at Villa Lavaya. The marble dining table seats 14 and is the perfect place if you want to eat indoors. At the rear, sliding doors open out onto the games area.

A WC is also provided on this level.

First floor:

On the first floor you will find two en-suite bedrooms, one double and one twin (can be made into double on request), with bespoke fitted wardrobes and dressing/make-up area. Each bedroom has floor to ceiling glass doors which open up onto a large balcony with seating to enjoy the views of the water.

A spacious master suite is meticulously designed with king-size bed, walk-in wardrobes and a luxurious bathroom where you can enjoy a relaxing Jacuzzi bath or a relaxing shower with sea views. But, the most incredible part of this master suite is the private Jacuzzi and plunge pool which sits on the terrace. A unique waterfall cascades from this first floor pool into the expansive main infinity pool below. Two large bamboo cushioned swings hang from the pergola and sit above the pool. If you prefer a sun lounger, lie back in one of the two that sit in this beautiful pool overlooking the sea.

Second floor:

The second floor consists of a further en-suite bedroom with double bed, fitted bespoke wardrobes and dressing/makeup area. What makes this bedroom so special is the 180* balcony. The views from this floor are incredible at all times of the day and night.

Lower ground floor:

On the lower ground floor you will find a further en-suite bedroom with fitted wardrobes and dressing/makeup area.

For those who like to stay fit while holidaying, the lower ground floor gym is the perfect place for you. You will find all you need.

The new media room on this level will keep everyone happy, whether you want to watch a movie on the 65″ TV with surround sound, or play a game on the Xbox. The bespoke lie-down TV bed enables this room to be used as a double bedroom (if required) and will keep you comfortable whatever you choose to do. There is a fridge in the room so you don’t need to go up to the main kitchen for drinks or snacks. This room is also en-suite.

Outside:

The huge 15m saltwater infinity pool at Villa Lavaya can be heated if desired and has a shallow section to enable non-swimmers/children to enjoy the pool, yet is still deep enough for the full length to be used by swimmers. From the pool there are views to the right out to Mouse and Snake Islands, a view best appreciated at sunset when dramatic hues of oranges, pinks and purples illuminate the sky.
If you are looking to hide from the midday sun, the hammock in the side garden is an ideal spot to relax with a good book. For those who enjoy the heat, grab a chilled bottle of water from the outdoor bar and relax in the unique swing structure while catching the sun’s rays. The day beds next to the pool allow you to lie back and unwind to the sounds of water flowing from the master suite infinity pool above; the canopy can be extended to provide shade here if required.

The 3 en-suite bedroom Villa Sultaniye offers panoramic sea views, and all rooms have balconies from which guests can enjoy the vista.

The Villa’s interior has been designed in a cool, contemporary Turkish style. Antique marble floors are standard throughout and rooms feature attractive interior limestone walls. Villa Sultaniye is fully air-conditioned and in addition, we also provide fans for guests that prefer not to use air conditioning.

All bedrooms benefit from contemporary en-suite bathrooms with overhead showers and are fully tiled in beautiful Turkish travertine and feature backlit mirrors. In addition, there is also a fourth house bathroom on the ground floor with a further rainfall shower. All beds have very comfortable ‘Dorma’ mattress toppers and bedrooms benefit from blackout curtains to ensure that rooms remain comfortable even in the sunshine.

For those wishing to hire a car there are car parking spaces outside the villa though the property’s excellent location means this is not necessary.

The villa also boasts a beautiful private freshwater pool and very spacious sunbathing area, again with incredible sea views. Pool towels are also provided. There is an extremely spacious pool terrace, furnished with tables and comfortable seating, perfect for an al fresco lunch or evening meal. This is a perfect open space to enjoy a Turkish breakfast, a light lunch or entertain with sundowners.

Upstairs, the top floor roof terrace has stunning sea vistas over the quintessential Kalkan view of mouse and snake island. This space is stylishly furnished with quality sunbeds and parasols. There is also a beautiful chill out area including comfortable sofa and chairs as well as an outdoor kitchen and that all important drinks fridge to keep the fizz perfectly cool! 

Media and technology

The lounge features a Smart TV – with full-service options via the ‘Amazon Firestick Remote’. Guests can simply switch the TV on via the TV remote then navigate services using the ‘Amazon Firestick Remote’. 

For guests this means a huge range of viewing options, including Netflix, Prime etc together with all UK channels and an extremely extensive range of movies. If you have any questions on how to use the Firestick, please just ask Samet as he is familiar with navigating the functions available.

There are quality bluetooth speakers downstairs and upstairs as well as ‘Alexa’ voice activated devices for guest use or to use as bluetooth devices. There is also complementary wi-fi throughout the property even on the roof terrace. 

Well equipped kitchen diner

The fantastically equipped kitchen offers everything guests would expect. This includes a ‘state of the art’ carbon water filter to ensure that our mains water is safe for drinking by all the family. There is a labelled, small, narrow tap next to the main kitchen tap and this is the tap to use for drinking. The water is filtered through no less than 5 carbon filters to provide a fresh, clean, constant supply of drinking water. The normal mains water tap is fine for washing fruit and veg, washing, cleaning teeth etc.

Use of the filter water is completely free of charge. We still have a chilled water cooler which accommodates the large, 19 litre plastic drums, should guests prefer to use this.

One of the villa’s unique design features also starts on the ground floor – the custom made curved staircase, with its beautiful metal fretwork balustrade, plus teak veneered treads, which winds its way up to the upper floors.

Floor to ceiling sliding doors and windows which lead out onto the spacious sunbathing terraces to the front of the property.

First floor:

This level features three unusually large bedrooms – all of which have stunning en-suite wet rooms, walk in wardrobes, and glorious sea views. All bedrooms have private balconies furnished with a rattan chair for relaxation.

Villa Manila, Kalkan certainly delivered on our expectations!

Villa Manila, Kalkan certainly delivered on our expectations, and in most cases exceeded them. The ground floor is huge, and the kitchen has full sets of cutlery, crockery and innumerable glassware. The outside area / pool are massive, beds for all, a huge swing bed, two full size dining tables & chairs + seating. Not to mention the outside bar with sink & fridge, plus pool table and table tennis. If this wasn’t enough, there’s a roof terrace with bar, sink, fridge and more seating. We were only there 7 days, so not enough time to adequately use every area available! All 4 bedrooms are large doubles, good storage (with coat hangers), all have en-suite bathrooms and balconies with great views. Bedding, towels etc are all of good quality and the place was immaculately clean. Views from every vantage point are excellent, overlooking both bays. Will certainly book again, and highly recommend to anyone.

Villa Harika is beautifully-presented five bedroom, fully air-conditioned villa, with stunning views of Kalkan harbour, bay and islands.

Close to central Kalkan, Villa Harika is tastefully furnished and there are many private areas in and around the villa in which to relax.

Ground floor:

The open plan ground floor consists of fully equipped kitchen with all new Siemens kitchen appliances including built in oven and microwave, water dispenser and new ice make, dining area and spacious living room, and cloakroom with WC and hand basin.

IPTV, DVD player, new living room furniture, top of the range sound system, IPod docking station and WiFi are all provided at the villa.

Lower ground floor:

The lower ground floor has two large bedrooms – one with kingsize bed and one with twin beds. Both bedrooms have spacious en-suite bathrooms with modern fittings – the kingsize bedroom has new spacious walk in shower. Each bedroom on this level has access to a quiet terrace with comfortable seating area and full sea views. All 5 bedrooms have new furnishings.

There is also a utility room on this floor, equipped with washing machine, sink, ironing board and iron.

With its own private access, there is a fifth bedroom on the lower ground floor (a double), which is accessed through the lower front garden terrace. It too has its own en-suite bathroom with modern fittings (please note, that because this bedroom is separately accessed from the main house, it is not suitable for young children).

First floor:

Outdoor areas:

At the side of the pool terrace, there is a large table beneath a shady pergola for al-fresco dining. The lower ground floor has a shady secluded chill-out area with 2 seater sofa, 2 chairs and a coffee table – ideal for reading and relaxing in a cool breeze. There is another shady terrace with side sea view and a large comfy sofa at the side of the villa. Also located here, is a custom built stone natural BBQ plus a full-sized drinks fridge, ready for preparing your nice cool sundowners!

The larger than average infinity pool has wonderful sea views and there are ample new sun-loungers and parasols provided, new outdoor heater, new outdoor speaker. New contemporary glass balustrades now compliment the newly extended terrace.

The villa is an approximate 8 minute walk from central Kalkan – this is downhill all the way, therefore, uphill on the way back, so taxi’s home might be required.

Stunning Villa Paloma is a brand-new luxury class property, comfortably accommodating 8 guests in four bedrooms (all ensuite) In an enviable peaceful location facing beautiful olive groves, the villa is within a 5-minute walk of the town centre, and the Old Town. The villa has lovely views at all levels – over local olive groves from the pool terrace/ground floor, and sea and mountain views on the upper floors.

The ground floor has an open plan lounge and stylish fully fitted kitchen, and the three bedrooms, ranged across the two upper floors are all a good size, & have their own ensuite facilities and private balconies, or in the case of the master bedroom on the top floor, to its own private roof terrace, complete with seating area & swing seat – the perfect place for a chilled sundowner whilst taking in the views.

All the outside spaces are well thought out, very spacious and ideal for summer living. One of Paloma’s key features is the exceptionally large pool, comprising a built in jacuzzi and separate shallow area as well as the main pool. There is also a plus a large charcoal BBQ and a table tennis table, both located on the pool terrace.

Paloma also has the benefit of a self-contained media room located underneath the villa, with 64” flat screen smart 4K ultra TV, comfortable seating, coffee table, mini fridge and pool table.

Ground floor:

Bedroom 1 – double with ensuite shower room.

This bedroom can be configured as twin beds or as a king size double. The room overlooks the pool and is accessed from a connecting door from the living area.

Comfortable open plan living area and a fully equipped kitchen/ dining area and a separate W/C & laundry area. Full floor to ceiling sliding doors connects with the pool terrace outside.

The lounge houses two comfortable three seater sofas and an arm chair, & a flat screen TV with internet connectivity (so you can watch your favourite online channels) The well-equipped kitchen has a large breakfast bar/table with 6 seats, water cooler/dispenser, fridge freezer, built in oven, gas hob, microwave, dishwasher, toaster, kettle, and an espresso coffee machine with milk frother (so you can make your favourite coffee shop style drinks)The washing machine is located in a cupboard under the stairs, along with two drying racks, iron and ironing board. There is also a cloak room and W/C on this level.

First floor:

Bedroom 2 & 3 – Stairs lead up to the first floor. There are two spacious bedrooms on this level – one double and one twin bedroom (the beds in the twin room can be converted into a king size bed if preferred) Both bedrooms have their own ensuite shower rooms, and private balconies with panoramic views, furnished with coffee table and chairs

Second floor:

Bedroom 4 – the master bedroom has a double bed and en-suite shower room. The room has direct access to the private furnished roof terrace, with sea and mountain views, seating area, umbrella, and double size swing seat

Outside Areas:

The outside spaces are well thought out and ideal for summer living. Outside dining area and seating set are each covered with a shady pergola. There are cushioned sun loungers and parasols on the main terrace, plus a single ‘egg’ chair. A BBQ and table tennis table are located to the side of the terrace. Very spacious pool terrace area, with pergola covered area and large private swimming pool, with integrated jacuzzi, and shallow area and Roman steps. Roof terrace with seating set and egg chair.

The Villa was exactly as described and all of the facilities were excellent. Quite often villas are a slight disappointment from the advert, but this was not the case with Paloma.

Best of all, the communication from the Villa company, both as individuals and as a business was excellent.

The information provided before our arrival, and during our stay was the best I’ve ever experienced, and we have been renting villas for over 40 years.

The service we received was friendly, professional, and proactive, and I would recommend the company, and the individuals to anyone.

We had a fantastic and trouble free holiday, and thanks to everyone who made it so great.

Great to be back in Kalkan again and wow did Villa Paloma live up to expectations- a little further out than normal but really only a relatively short walk still to the top of town. The pools were amazing and perfect for kids. The Villa is beautifully furnished with super town and sea views from the generous top balcony and olive groves from the bottom – probably one of the best stays we have had (and that’s quite a few).

This was one of our favorite holidays, the villa ticked all the boxes for us and we had an amazing time!

The pool area was brilliant and we got to sunbathe all day long with the sun facing all angles.

All rooms were finished to the highest standard and we fell in love with the place as soon as we walked in. Everything we might of needed, was provided!

The villa was only a 5-10 minute walk from local restaurants and the nearest beach so it was absolutely perfect if we felt like eating out occasionally.

The views from the villa were outstanding daytime and nighttime!

The service from the booking team, all the way through to the property management team was so welcoming and helpful, couldn’t recommend them enough.

We also experienced a lovely gift delivered on my mums birthday which was unexpected and so thoughtful!

We are gutted to be home and are already wanting to come back! Really recommend this beautiful place!

Fabulous villa!

We stayed at Villa Paloma for 10 days at the end of October. It is a fabulous villa, very well equipped with lots of spaces for sunbathing and relaxing. The swinging chairs in particular were very popular. The beds were comfortable and the showers were hot. It was spotlessly clean and lots of towels were provided. The views from the top balcony were fabulous. We did have pool heating as it was the end of October and the pool was very warm. It was easy to get taxis to and from town but only a short walk to the nearest supermarket. Would highly recommend this villa.

Fantastic Villa!

Stayed at Villa Paloma for a week in early June.

Beautiful villa, very well equipped with everything we needed. The pool was fantastic, large but not too deep.

The ping pong table was an added bonus and very well used during our stay.

The walk into town is downhill but we used the local taxis to come back, only about 3 pounds.

The area is very peaceful and perfect for a relaxing holiday.

Overall, fantastic villa and Jane organised taxi transfers to and from airport too, both journeys on time and very comfortable, thank-you.

We booked through Lale Homes and they too were excellent and thoroughly professional from start to finish, even arranging a change in accommodation at short notice to a superior villa when they came aware of an issue with the original villa booked.

We would definitely use them again.

Wow what a location!

I recently stayed at this beautiful villa at the end of April. Wow what a location!

The villa itself has everything you need and more, stunning views, comfortable rooms and lovely bathrooms.

The outside living area is excellent, really comfortable sun loungers and seating areas and shaded areas for the hotter parts of the day. The swimming pool we had heated at the beginning of the holiday which is a lovely touch because it would have been quite chilly as coming out of their winter season, perfect depth and size to get a few lengths in too.

The Villa also had a gym with a treadmill, bike and weights- perfect for a small workout in the morning with the mountains to look at.

The town is lovely, with lots of lovely food restaurants to eat in. The walks around the town are beautiful.

Would highly recommend this Villa and I will definitely be returning!
