Location – Peaceful Yet Central 

Villa Emily is located in a quiet and sought-after residential area of Kalkan while remaining within very easy reach of the town centre. 

Kalkan’s charming Old Town, harbour restaurants, boutique shops and beach clubs can be reached in less than a 10-minute walk, making the villa an excellent option for guests who prefer to explore the town on foot. 

Despite its convenient location, the villa enjoys a peaceful setting and offers beautiful views across Kalkan and the bay from its many balconies and terraces.

First Floor – Living Space & Sea View Balcony 

The main living area is located on the first floor and features a bright open-plan layout designed for relaxed, sociable living. 

The lounge area includes comfortable seating, a wall-mounted flat-screen TV, DVD player and entertainment system. Adjacent to the lounge is an indoor dining area, with additional seating available at the breakfast bar. 

The fully equipped modern kitchen includes appliances such as a dishwasher, cooker, microwave and fridge-freezer, along with a convenient breakfast bar for casual meals. 

A guest WC is also located on this level. 

Large doors open onto a furnished balcony with sea views, providing a lovely spot to sit and enjoy the scenery. Exterior steps from this level lead down to the pool terrace below. 

Second Floor – Guest Bedrooms 

The second floor accommodates two beautifully presented en-suite bedrooms. 

  • A king-size bedroom with en-suite shower room
    • A twin bedroom with en-suite shower room

Both bedrooms feature private balconies furnished with table and chairs, offering lovely views across Kalkan and the bay. 

Ground Floor – Pool Level Bedrooms 

At pool terrace level, there are two additional en-suite bedrooms: 

  • A king-size bedroom with en-suite shower room and patio doors opening directly onto the pool terrace
    • A double bedroom with en-suite shower room and terrace access

Also located on this level is the fifth bedroom, which has a double bed and en-suite shower room. This room is accessed separately from the pool terrace and offers additional privacy for guests. Please note that due to the separate entrance it may not be suitable for young children. 

A utility area with washing machine, iron and ironing board is also situated on this floor. 

Two safes are provided within the villa for guests to store valuables securely. 

Roof Terrace – Panoramic Views & Jacuzzi 

The top level of the villa features a beautifully furnished roof terrace with panoramic sea views across Kalkan Bay. 

This impressive space includes comfortable seating areas and a Jacuzzi-style plunge pool, creating the perfect setting for sunset drinks while overlooking the bay. This elevated terrace offers a wonderful place to relax while taking in the sweeping views throughout the day. 

Pool & Outdoor Living 

Outdoor living is a highlight at Villa Emily. The private swimming pool is surrounded by spacious sun terraces with ample sun loungers and parasols. 

Next to the pool is an alfresco dining area seating up to eight guests, perfect for relaxed meals outdoors. A BBQ and outdoor kitchenette with fridge are also located beside the terrace, allowing guests to keep drinks chilled and easily prepare outdoor meals throughout the day.

Villa Kucuk is a 2-bedroom detached villa in a convenient location in Kalkan’s Ortaalan district.

The walk into Kalkan centre is approximately 10 – 15 minutes and a large supermarket is only 5-7 minutes’ walk away.

The accommodation is laid out as follows:

Entrance Floor: The interior of the property features natural stone walls, terracotta tiles and lovely wooden furnishings which combine to create a warm atmosphere that gives you a real holiday feeling. An open-plan kitchen and cosy living room occupy the entrance floor. The kitchen is well equipped with modern appliances including gas hob, oven and fridge. The living room is furnished with a comfortable seating group, satellite TV and coffee table and is flooded with light from large doors which frame views of the private garden-terrace area. Off the living room is the first bedroom, a spacious double with pool view. This room is furnished with a double bed, wooden wardrobe, vanity table and bedside tables. A separate bathroom with walk in shower is located on this floor to the rear of the living space which serves as both the bathroom for this bedroom and a guest bathroom.

Lower Ground Floor: The master en suite bedroom occupies this floor featuring a double and large seating area which faces out to a small courtyard garden area which is accessed via glass doors. The room is bright and spacious and there is a good-sized bathroom with walk in shower.

Outside the Villa: The entrance floor hosts a sunny terrace to the front of the living space with outdoor seating area and alfresco dining terrace with stone masonry BBQ so you can enjoy an outdoor feast. To the side of the living area is private swimming pool and adjoining sunbathing patio with sun loungers for all 4 guests. On the lower ground floor there is a small courtyard garden area with mature planting and olive trees.

Please note that the pool is active during the summer season between May and October, please enquire for reservations that do not fall within these dates.

Arriving late at night we really appreciated the thoughtful and generous welcome pack of food essentials and snacks. Deniz is a great host and ably supported by Lale Homes (particular thanks goes to Elsie for all her help with airport transfers and ongoing communication) and Vedat who sorts out any villa issues. Deniz very kindly extended our check out time on the final day which was really helpful (we hadn’t requested it).

The villa is absolutely beautiful and impeccably cared for. It is spotlessly clean and very well-appointed. You’ll find a well equipped kitchen perfect for cooking, comfortable furniture and very comfortable beds. There are two spacious bedrooms and two good sized bathrooms (one en-suite on the lower level and one off the lounge/kitchen and close to the bedroom on that level), along with fast and reliable WiFi.

The views from the outdoor space are stunning. It offers plenty of space to relax, dine and sunbathe. We loved swimming in the pool and looking up at a beautiful bougainvillea tree. A major plus is the wonderful feeling of privacy and seclusion, which is such a relief when so many places feel overlooked. The pool and garden are maintained daily first thing in the morning.

The location is ideal, far enough from the centre of Kalkan (around a 15-20 minute walk) to be peaceful and quiet, but close enough to walk in when you want to. While Kalkan is known for being hilly and the villa is on a steep hill, we mostly walked both ways and sometimes took a taxi up the hill after dinner. The location is also close to the Kalkan market and nearby supermarkets with some restaurants being a 10 minute walk from the villa.

We had an incredibly relaxing stay at Villa Kucuk. We loved the quiet location and the villa was the perfect size for us (two female friends). We definitely recommend this villa.

You can make a delicious cocktail and take yourself to the outdoor seating area.  Whether it’s relaxing jazz or something upbeat you require, the outdoor sound system of Sonos speakers will not disappoint.

The outdoor entertaining area is a great space for those who still have some energy after a day by the pool or fancy some shade and activity from the afternoon sun. It consists of a pool table, table tennis and darts board. The outdoor dining area is a beautiful space for alfresco dining with stunning waterfall lights hanging above the table.

The villa’s stunning glass façade with stone walls is modern and sophisticated and provides the perfect balance between the interior and the exterior of the villa.  The quality continues inside with marble flooring and full glass walls that frame the breath-taking views of the sea, beach and town.  Serious wow factor is the glass enclosed staircase that connects all three floors.

Ground floor:

On the ground floor there is one en-suite double bedroom with fully fitted, bespoke wardrobes and makeup area.

The modern, spacious lounge is flooded with light by the walls of glass doors and looks out onto the expansive terrace and pool area.  The 75″ TV and surround sound makes it a beautiful space to enjoy a movie together.  This floor boasts a reading area with handcrafted chairs and coffee table.  The marble kitchen and breakfast bar consist of all the amenities needed while staying at Villa Lavaya.  The marble dining table seats 14 and is the perfect place if you want to eat indoors. At the rear, sliding doors open out onto the games area.

A WC is also provided on this level.

First floor:

On the first floor you will find two en-suite bedrooms, one double and one twin (can be made into double on request), with bespoke fitted wardrobes and dressing/make-up area.  Each bedroom has floor to ceiling glass doors which open up onto a large balcony with seating to enjoy the views of the water. 

A spacious master suite is meticulously designed with king-size bed, walk-in wardrobes and a luxurious bathroom where you can enjoy a relaxing Jacuzzi bath or a relaxing shower with sea views. But, the most incredible part of this master suite is the private Jacuzzi and plunge pool which sits on the terrace.  A unique waterfall cascades from this first floor pool into the expansive main infinity pool below.  Two large bamboo cushioned swings hang from the pergola and sit above the pool.  If you prefer a sun lounger, lie back in one of the two that sit in this beautiful pool overlooking the sea.

Second floor:

The second floor consists of a further en-suite bedroom with double bed, fitted bespoke wardrobes and dressing/makeup area.  What makes this bedroom so special is the 180* balcony.  The views from this floor are incredible at all times of the day and night.

Lower ground floor:

On the lower ground floor you will find a further en-suite bedroom with fitted wardrobes and dressing/makeup area. 

For those who like to stay fit while holidaying, the lower ground floor gym is the perfect place for you.  You will find all you need.

The new media room on this level will keep everyone happy, whether you want to watch a movie on the 65″ TV with surround sound, or play a game on the Xbox.  The bespoke lie-down TV bed enables this room to be used as a double bedroom (if required) and will keep you comfortable whatever you choose to do. There is a fridge in the room so you don’t need to go up to the main kitchen for drinks or snacks.  This room is also en-suite.

Outside:

The huge 15m saltwater infinity pool at Villa Lavaya can be heated if desired and has a shallow section to enable non-swimmers/children to enjoy the pool, yet is still deep enough for the full length to be used by swimmers. From the pool there are views to the right out to Mouse and Snake Islands, a view best appreciated at sunset when dramatic hues of oranges, pinks and purples illuminate the sky.
If you are looking to hide from the midday sun, the hammock in the side garden is an ideal spot to relax with a good book. For those who enjoy the heat, grab a chilled bottle of water from the outdoor bar and relax in the unique swing structure while catching the sun’s rays. The ​day beds next to the pool allow you to lie back and unwind to the sounds of water flowing from the master suite infinity pool above; the canopy can be extended to provide shade ​here ​if required.

There is an alfresco dining area ideally situated between the kitchen and built-in stone BBQ, waterfall lights above the table create a magical ambience and a beautiful setting for evening dining.

Su Apartment is a lovely 2 bed duplex property located on the popular Emir complex, with sea views and large shared pool.  Just a few minutes’ walk from the town centre, the centrally located complex benefits from two large shared swimming pools. The largest of these is just a stone’s throw away from the apartment steps. The property is well maintained and in very good condition.

Ground Floor

Open plan kitchen, lounge and dining area. The fully fitted kitchen contains a fridge freezer, oven and hob, microwave, dishwasher, Nespresso Coffee Machine, kettle and toaster. A washing machine is located in a cupboard next to the kitchen.

Comfortable apartment in a superb position

We are probably biased as this was our 18th stay at the Su apartment. It is so convenient for the terrace and swimming pool just outside the door. The covered private patio has views across the pool to Kalkan Bay. Master bedroom is light and airy with a balcony ideal for sitting having a sundowner.

The Emir complex is ideally situated only 5-10mins from the old town, and there are several supermarkets nearby.

Jane, Elsie and Mimi from Lale Holiday rentals were all very helpful, including arranging transfers for us.

We really enjoyed our stay at Su. The apartment is beautifully furnished and clean and has everything you need for your stay. The pool area has lovely comfortable sun loungers with stunning views of the town and was never too crowded.

It’s a 5-10 minute walk into the town or harbour with lots of choice of restaurants and bars so great location with no need for a taxi.

The onsite management team were very friendly and helpful and the booking experience with Lale was also superb.

We have visited this apartment every year for the past 16 years. It really is a home from home for us.

It is well appointed, on the popular Emir development and is in an ideal situation, with beautiful views out to sea, and close to bars, restaurants and supermarkets.

The balcony from the master bedroom is an ideal place for having a nightcap, and the ground floor terrace is a lovely spot to have breakfast, lunch or dinner.

Melissa Apartment is a tastefully decorated 2 bedroom duplex apartment with it’s own swimming pool and private roof terrace- making it feel more like a villa, but with the price tag of an apartment! Located close to the Thursday market, the apartment is within easy walking distance of all amenities and just a five minute walk to the centre of Kalkan.

Ground floor:

On the ground floor of the apartment there is a spacious master bedroom which has double doors open directly onto the pool terrace. The room is light and airy, air conditioned and is furnished with a double bed, bed side cabinets, double wardrobe, chest of drawers and a mirror. The en-suite bathroom has a toilet, shower enclosure and sink unit.

First Floor:

A flight of stairs leads up to the living area and the twin bedroom. This twin bedroom is also air conditioned and furnished with twin beds, bedside tables and wardrobe. A side balcony offers sea views. This bedroom has an en-suite bathroom with shower unit, WC and sink. The open plan living area on this level is a good size, with a fully equipped modern kitchen and seating area with L-shaped sofa. Leading off the lounge is a covered balcony with dining table and chairs- the perfect place to enjoy breakfast in the shade.

Outside areas:

Stairs lead from the first floor up to the roof level. Here there is a utility room with washing machine. A door leads out onto the private roof terrace from which there are spectacular sea and mountain views. A pergola gives shade throughout the day- making it the ideal place to relax and enjoy the views day or night.

Outside, the apartment has it’s own 7m x 4m private pool, surrounded by sunbathing terraces and pretty gardens. The terrace is equipped with 4 rattan sun loungers and a gas BBQ is provided for guests. The apartment is accessed off the main road through a gated entrance and down a small flight of steps- making the outside spaces very secure and private.

This apartment is a real gem of a place. It’s more like a villa than an apartment, it has so much room. It is beautifully kept with the pool and patio area cleaned everyday. The pool is a lovely size and very welcome on a hot day. Internally, the bedrooms are furnished with lovely comfortable beds and excellent showers with adequate room for clothes – the only thing missing for me in the bedroom was a chair to sit at the dressing table to do hair and makeup. We took one off the balcony so all was ok. Lovely sitting room with a great modern kitchen, only thing missing here for me was a microwave. On the few wet days we had takeaways delivered and they could have done with a boost in a microwave but it’s not a show stopper. We loved the upper terrace and spent many hours up there, the furniture is very comfortable and the views are fabulous. Again one thing I think would enhance this is a fridge to keep drinks and ice in instead of having to go down to the kitchen. Melissa is very well appointed to walk into town Migros is just down the road and the wonderful Coriander restaurant is also very nearby. I would recommend this place to anyone the owners are fantastic and a shout out to Jane and her staff who manage the villas. Oh and lastly the fresh bread that is delivered is a lovely touch. Thank you Sharon and Rami for allowing us to rent your beautiful apartment, we hope to be back in the future.

Melissa apartment is not an apartment, it’s a good sized semidetached villa. Great pool, loads of room on the many balconies. A little noisy at times as your close to the school. Overall a good stay. Would recommend Melissa apartment to anyone.

Beautiful apartment, conveniently located within the village, steps to a multitude of excellent restaurants and shops.

It was clean and beautifully laid out with a terrace and pool, all mod cons.

The hosts were lovely, helpful, and readily available to answer any questions.

A few thoughtful extras which were a nice surprise.

I was there with my two teenage children and we thoroughly enjoyed ourselves.

Melissa Apartment: Everything seen in the advertisement about the house was exactly as described, even more.

When we entered the house, even something for breakfast was left for us, considering that we arrived by road after a long journey.

The views from the house were great, the cleaning of the house perfect and when we encountered any problem, it was resolved extremely fast.

For example, on the second day we entered the house, the water was cut off. Although the water in the tank was finished, Ramazan brought water in a tanker in a very short time, perhaps not taking an hour, and he solved our problem immediately.

There is a lot of thought and attention to detail, there was even a small portable cold box for snacks to take with you to the beach.

The size and depth of the swimming pool were good and it was extremely clean.

If I were to go to Kalkan again, I would definitely choose this place, which has excellent views, is perfectly maintained and a great location, and I would definitely recommend it to those who want to stay.

We are delighted to have Solvi Apartment, an Asfiya Retreat Apartment within our portfolio. A 2 bedroomed duplex property arranged over two floors, ground and first floor. This apartment benefits from having its own private terrace and pool as well as use of the large communal pool on the complex. Located in a convenient location just off the Kalamar Road and less than a 10 minute walk to Kalkan’s old town quarter. The apartment is furnished in a contemporary style, is fully air-conditioned and has WiFi internet access, satellite TV, DVD player, MP3 docking station, safe and hairdryer.  The apartment also has use of the attractively designed communal pool and spacious sun terraces, which are furnished with ample sun-loungers and parasols.

Good location and excellent communication with the host. The welcome pack was a lovely touch which was much appreciated. Although in an apartment block it was a quiet location with only about a 10 minute or so walk down to the Old Town/Harbour. Apartment was close to 2 supermarkets (Mirgos and Macro) and a couple of restaurants just a few minutes away so there was at least an easy option for those nights you don’t want the walk down into the Old Town

Lovely apartment in a quiet location walkable to old town, harbour and beach clubs.

Apartment was very well equipped with great air con and good WiFi.

There’s was also easy in street parking directly outside the resort for our hire car.

The pool was bigger than it looked on the pictures and a great spot to cool off.

Overall a lovely stay and would definitely return.

The apartment itself is really well decorated, very spacious, has it’s lovely own pool (as well as use if the shared pool) and everything you need.

The owners are super responsive, helpful and communication was great.

Beautiful apartment Solvi, felt more like a villa. Fantastic outside space with large comfy sofa and good-sized dining table, all around your own pool.

Very well-equipped large kitchen, we had everything we could possibly need. Upstairs the beds were really comfortable (which is always a concern when your away for two weeks)

6 minute pretty flat walk into town and a lovely we’ll stocked supermarket 2 mins away.

Stunning apartment - inside and out

We have been to Kalkan many times and this apartment is perfectly located to be far away enough from the noise of the centre but close enough to be a short walk in.

The view is just breath-taking, lots to see during the day whilst the boats sail in and out of harbour and beautiful by night with the lights.

Very well provisioned, we had everything we needed during our stay and more. Very glad of the upstairs loo, as we couldn’t quite pluck up the courage to use the main en suite bathroom, which is pretty much on view with the glass partition.

Good supermarket within a few minutes walk.

Lots and lots of towels provided, plenty of spaces for everyone to relax.

We have just returned from Kalkan staying at Sea Esta Su. What a beautiful apartment with a very inviting size pool. This apartment has everything you need for your stay. The walk to town is a nice 10 mins easy walk, however coming back there’s a couple of hills.

The town is very nice with plenty of shops and the roof top restaurants are just amazing.

We all enjoyed our stay here and will return to Kalkan.

Villa Marina is a large, family friendly villa for 8 people. There is plenty of space both inside and out. Plenty of sun-loungers, comfy chairs and space around and a large swimming pool. This is a great villa with olive trees to the side. Fully air-conditioned throughout.

Ground Floor:

Open plan and spacious. Just inside the entrance is a full shower room, which is bathroom number 5.  There’s a further table and chairs inside should you need it, separating the lounge from the kitchen which is modern and fully equipped with dishwasher, oven, hob and microwave. The washing machine is in a cupboard under the stairs. From the lounge there is access to the poolside.

First Floor:

On the first floor are 2 twin en-suite bedrooms and a large king-size en-suite. All three have balconies with the twin rooms having side balconies overlooking the olive groves.

Top Floor:

The master en-suite bedroom on the top floor is large, with a TV (mainly Turkish channels) and comfy seating area. You also have direct access to the furnished roof terrace which has views of Kalamar Bay.

There is also separate access to the roof terrace without going through the bedroom.

This is such a beautiful spacious villa in a great location.

We were greeted with a lovely welcome pack and a visit from the owner himself who brought us fresh bread.

There is a lovely area around the pool. We found the walk into Kalkan a little long in the heat, but taxi’s were readily available.

The villa is immaculate throughout, and the bedrooms perfect for our families.

We would definitely visit again.

A beautiful 4 bedroom villa with the perfect bedroom configuration for the family (2 large kingsize and 2 twin). The property was fully prepared for us, clean and tidy and fully equipped with the great additions of games, which the family enjoyed. The outside area was large and the BBQ used almost daily. The roof terrace is very spacious, with lovely mountain and Kalkan views. The centre is a genuine 20 minute leisurely walk. A thoroughly enjoyable holiday, we were sorry to leave.

Villa Fosa is a wonderful family villa offering a large private swimming pool, beautiful gardens and stunning sea views. Located between Kalkan and Kalamar Bays, the villa has many amenities within easy walking distance.

Ground floor:

Inside the villa is designed for easy summer living, with the open plan design on the ground floor making use of large French windows that open out onto the swimming pool terrace and an ‘al fresco’ dining area for eight people. The large kitchen features an oven, hob, extractor fan, fridge freezer, microwave, dishwasher, kettle, toaster and a Magimix Nespresso machine, while the washing machine is located under the stairs together with an iron and ironing board. There is also a downstairs toilet.

The indoor dining area has a wooden table and six chairs, while the living room features two comfortable cream armchairs, together with a sofa bed, new flat screen 50 inch HD television and Blu-ray player and Amazon Firestick.  Pretty, traditional style lighting throughout the ground floor together with handmade wooden cupboards all add to the quality and beautiful style of the property.

First floor:

On the first floor you will find one large bedroom with a super-king size bed, wooden furnishings and lovely en-suite shower room finished in cream and stone tiles, together with the pretty en-suite twin bedded room, which is also furnished in wood. Both have large glass doors that open out onto a wonderfully spacious balcony with wooden seats and sun loungers to enjoy the views.

Second floor:

On the second floor is the luxurious Master Suite, which features a super-king size bed and private shower room, together with a lovely roof terrace with iron sofas on which to relax with a book or a drink at the end of the day. The views from the Master Suite are spectacular and it’s the perfect location for enjoying some star gazing.

Whichever room you stay in, you will wake up in the morning and open your curtains to stunning views of the Mediterranean and the towering Taurus mountains that form the backdrop to Kalkan.

In addition, we offer rental of a full range of baby/child equipment including a BT baby monitor, Baby Bjorn potty, Phil & Ted’s travel cot, high chair, etc – please ask us about prices for your requirements. The villa also has a range of children’s books and family games.

Outdoor areas:

Outside the villa, guests can enjoy a lovely private swimming pool with built in steps offering easy access to the water. The space is a dream. We felt very comfortable right away. You can experience beautiful things in Kalkan. I traveled with my whole family and we had a wonderful time. I definitely recommend this place if you want to have a carefree and wonderful vacation. I’d love to come back.

A beautiful villa with everything we needed

We had a lovely stay at Villa Fossa. A beautiful villa with everything we needed. We loved the pool and the extra shaded seating area with hammocks. Lots of lovely restaurants and places to drink just a short walk away or about a 20min walk down the hill to old Kalkan town. We took a taxi back to the villa costing around £3.50 after an evening out. Villa was clean and tidy with lots of storage. Kitchen was well equipped with everything we needed. All round a fantastic stay and we will definitely return.

Villa Fosa, had everything you needed to enjoy a lovely family holiday in Kalkan. A great location with lovely relaxing views from all balconies, especially the top balcony.

The villa is in a great location with bars and restaurants nearby. Also, near several Migros’s.

It was walking distance to the Town, which was a 15 minute enjoyable stroll.

All my family and friends thoroughly enjoyed our stay.

A beautiful villa with wonderful views over the bays.

Spacious, clean and light.

The town centre is a short walk away and Kalamar beach club is in walking distance.

A new restaurant called Kitchen has opened on the corner of the road and is wonderful. Great cocktails and food!

We recently spent 3 weeks in Villa Fosa.

Everything was perfect. Everything we needed was supplied.

The villa itself was lovely and was kept very clean.

The terrace and pool area was very spacious and we spent many hours on the roof top terrace taking in the amazing views.

The location of the villa was perfect with many fabulous restaurants and well stocked supermarkets in the vicinity and the town was also just a short walk away.

We would thoroughly recommend this villa and would definitely stay there again.
