We are thrilled to welcome Villa Rosina to our portfolio for the 2026 season in the sought-after Komurluk area of Kalkan. This stunningly renovated three-bedroom property boasts spectacular sea views and chic modern decor. 

Ideally located, a short walk downhill takes you to three popular beach clubs: Zest, Denizim, and Palm Beach. The charming old town of Kalkan, known for its selection of rooftop dining options, is just a 10-12 minute walk away. Alternatively, you can enjoy a quick water taxi ride from one of the beach clubs to the harbour.

The property layout is as follows: 

Ground Floor: 

Accessed via an ornate antique gate from the street above, the main entrance opens into the villa’s open-plan living area. The living room features a contemporary L-shaped sofa with a coffee table and a Smart TV, complemented by two armchairs with a side table. A round dining table accommodates six guests, while floor-to-ceiling sliding doors flood the space with natural light and lead out to the pool terrace. The sleek, well-equipped kitchen includes a large fridge-freezer, electric oven, microwave, dishwasher, gas stove with an extractor fan, kettle, toaster, and water cooler. The kitchen island has seating for two, and for guests’ convenience, there is a separate WC adjacent to the kitchen. 

First Floor: 

A beautiful marble staircase ascends to the first floor, which contains two elegantly decorated bedrooms. The spacious double bedroom to the left features a desk with an armchair, along with an en-suite shower room with a WC and sink. This room includes a super king-sized bed, two bedside tables with lamps, a dressing table with a chair, and wardrobes. A glass door opens to a small private balcony with a deck chair. Sliding doors lead to a larger private balcony furnished with two cushioned chairs and a side table, offering sweeping sea views across the bay. 

At the opposite end of the hallway is a roomy twin bedroom with an en-suite shower room with a WC and sink (the beds can be configured as a super king-sized bed upon request—please specify your preference at the time of booking). This room includes a bedside table with a lamp, a dressing table with a chair, and a wardrobe. Sliding doors open to a private balcony with two cushioned basket chairs and a glass-topped side table, making it a perfect spot to read while enjoying the sea views. 

Second Floor/Roof Terrace: 

At the top of the stairs, there is an open utility area equipped with a washing machine, dryer, iron, and ironing board for guests’ convenience. 

A glass corner wall with two sliding doors provides access to the roof terrace. One side features a U-shaped built-in sofa with cushions beneath a pergola. The front balcony has two comfortable cushioned chairs and a small coffee table, offering the perfect view of the breathtaking sunsets Kalkan is famous for. 

This level also houses the penthouse suite, a generously sized double bedroom with a super king-sized bed and stunning views, along with an en-suite shower room featuring a WC and sink. The room includes two bedside tables with lamps, a dressing table with a chair, a wardrobe, and an armchair. Sliding doors open directly onto the roof terrace. 

Outside the Villa: 

Outside, the freshwater pool features Roman steps spanning its entire width and offers stunning views of the bay, harbour, and nearby Mouse and Snake islands. At one end of the pool, you’ll find two sun loungers, and at the other, a daybed along with two additional sun loungers with umbrellas. 

To the side of the villa, there is a built-in charcoal BBQ with a preparation area and sink for al-fresco dining, as well as a wooden dining table with six chairs. 

A cosy sofa and two armchairs arranged around a coffee table create the perfect setting for relaxing with a cup of coffee or enjoying breakfast on the terrace. 

Surrounded by a lush garden with two palm trees, Villa Rosina provides privacy, luxurious comfort, and breathtaking sea views.
