An immaculately newly refurbished three-bedroom villa in the Kalamar Bay area. This stylish property is only a short walk to the beach clubs in Kalamar Bay as well as the restaurants and supermarkets on the ‘Kalamar Road’.

Ground floor:

The entrance hall has a small ‘snug’ or TV room with a PS4 (with games) and smart TV provided for guests’ use, plus a sofa that can be made up as a large single bed to accommodate a 7th guest on request. On the other side of the hallway is a separate shower room with WC and basin.

Past the staircase are a couple of steps down to the open plan living area. This is furnished with an L-shaped sofa and another small sofa placed around a coffee table. A wall mounted Smart TV is provided with English channels and Netflix (via your own account).

The well-equipped kitchen has a fridge-freezer, built in microwave and electric oven, conduction hob with extractor fan, dishwasher, wine cooler, ice machine, water cooler, toaster and kettle.

Sliding doors from the kitchen and living area provide access to the pool terrace.

A washing machine can be found beneath the stairs, together with an ironing board and iron for guests’ use.

First floor:

There are three double bedrooms on this floor.

The first double room at the front of the property has a Juliette balcony with floor to ceiling wardrobes and a chest of drawers with mirror and stool. This room has lovely views across Kalamar Bay to the islands beyond and it shares a large family shower room with a ceramic basin and WC.

The second double bedroom is at the rear of the property with views of the tree-lined street below. This bedroom has a wardrobe, chest of drawers and small decorative padded stool and shares the above-mentioned shower room across the landing.

The master bedroom on this level has sliding doors to a large covered balcony furnished with two armchairs and a small wooden coffee table; the perfect spot from which to enjoy the panoramic views of the bay below and the surrounding mountains. The bedroom is furnished with an open frame wardrobe and a chaise longue at the end of the king-sized bed. The en-suite shower room has a ceramic basin and WC.

Outside the villa:

There are 6 sun loungers and 2 parasols by the infinity-edged pool that has a shallow end with steps for access. There is also a covered seating area with a sofa and two arm-chairs set around a coffee table in which to relax and enjoy the views, together with a swing seat.

To the side of the villa is a marble topped dining table to seat 6 guests and a built in BBQ to enjoy al-fresco dining.

An exceptional 3 bedroom villa, furnished to a very high standard, Villa Lavanta is located in an attractive residential area of Kalamar Bay. The property can accommodate a maximum of 6 adults and 2 children. The nearest beach club is a 3 minute walk down the hill. There are cafes/restaurants within 150 metres and small supermarkets within just a 5 minute walk.

Lower ground floor apartment:

The ground floor apartment, built using traditional stone, is always cool and offers excellent family facilities and direct access to the private pool and chill areas. One double bedroom and lounge/sleeping area with fully equipped kitchen and dining area gives teenagers or friends total independence with WiFi, TV and air conditioning. The bathroom has WC and shower facilities.

First floor:

The first floor has been totally refurbished to a very high standard with a new shower/WC room, floor to ceiling glass windows in a very spacious lounge and a newly refitted and well equipped kitchen with granite worktops and seating round the island. There is a large fridge/freezer and a water chiller so no need to carry any water bottles to the villa. Off the kitchen, through large glass sliding doors, there is a large dining area for alfresco dining and from here there are beautiful views of the sea and the palm trees for which our road is well-known. There is a further large television on this level.

Second floor:

Two further bedrooms upstairs share a fully renovated master double bathroom with twin rain shower and two wash-hand-basins. Both bedrooms have fitted wardrobes, separate access to balconies and beautiful views of the bay to the islands beyond.

From the second floor you access the roof terrace area with its panoramic views over the bay and mountains to the left and right, ideal for catching rays or sipping a drink whilst watching the sun set. There is a seating area and additional sun beds on this level.

Outdoor areas:

There is a generously sized private swimming pool with roman steps, on the ground floor, surrounded by spacious sunbathing terraces. On this level there is also a shaded comfortable seating area. Leading off the kitchen and living area, there is a large al fresco dining terrace. The roof terrace with its built-in seating area, pergola and sun loungers, has the best views of all.

An excellent Villa in Kalkan.

This was our first time at Villa Lavanta, although we have been to Kalkan many times. We had an excellent stay in what is a beautifully appointed villa, to the extent that we had no hesitation in booking again to hopefully return next year.

Some elements of the layout were a bit quirky and took some getting used to, for example, the almost separate apartment on the ground floor, but we came to appreciate how useful this was in providing everyone some space.

Great views, in a great location locally. Everything we wanted for our stay.

Villa Manila – is a recently renovated, exceptionally large 4 bedroom villa offers superb design throughout with fabulous outdoor space with some of the best sea views in Kalkan. The villa has been carefully thought out style and design wise, including many unique custom designs, and a relaxing, contemporary colour palette has been, along with tasteful artwork. Located in a peaceful and elevated location above Kalamar Bay, the villa offers truly outstanding views from all levels.

Five en-suite generously sized bedrooms in total, three of which are on the first floor with a master suite on the top floor penthouse level, with walk in wardrobes/dressing areas, all with stunning en-suite wet rooms . All of the bedrooms are generously proportioned and have spectacular views.

Outdoor spaces – Ground ﬂoor outside pool terrace area with a stunning emerald tiled infinity-edged pool with shade pool for kids and ınternal jacuzzi pool, plus an outdoor kitchen & bar with shady pergola, and a top of the range builded BBQ. Pool terrace furnished with a unique large Balinese style swing daybed. Kalkan harbour and Kalamar bay sea views from the main pool terrace.

At the back of the villa is a unique and truly beautiful courtyard garden. There is pool table, bar and table tennis table in this courtyard area. The penthouse level has its own private roof terrace with outdoor bar and own relaxing daybed.

Ground ﬂoor:

Open plan area with kitchen, dining area and living area. The living area has plenty of comfortable seating and Samsung 4K Ultra TV + Samsung bluetooth sound bar.

The kitchen features composite marble worktops and top-end Siemens white goods.

There is also a WC/cloakroom with shower on this level.

One of the villa’s unique design features also starts on the ground floor – the custom made curved staircase, with its beautiful metal fretwork balustrade, plus teak veneered treads, which winds its way up to the upper floors.

Floor to ceiling sliding doors and windows which lead out onto the spacious sunbathing terraces to the front of the property.

First floor:

This level features three unusually large bedrooms – all of which have stunning en-suite wet rooms, walk in wardrobes, and glorious sea views. All bedrooms have private balconies furnished with a rattan chair for relaxation.

Bedroom 1 – 35m2 double bedroom with walk-in wardrobe area. There is a bath in the bedroom with amazing sea view and this bedroom also has a separate wet room style shower room, vanity unit & mirror, plus a private balcony and stunning sea view.

Bedroom 2 – 25m2 double bedroom – ensuite wet room with fantastic sea view. Plus a private balcony and stunning sea view.

Bedroom 3 – 35m2 double bedroom with ensuite wet room with full sea view. Plus a private balcony and stunning sea view.

Second floor (penthouse level):

25 m2 master bedroom with wonderful sea views. This bedroom also has the benefit of a private 50m2 spacious roof terrace, featuring a private outside bar with daybed.

Outside, is the unusually-shaped infinity swimming pool, with curved Jacuzzi section and shallow pool, surrounded by a spacious pool terrace. An outdoor kitchen & bar is set to the side of the main pool terrace, with fridge/sink and BBQ, complete with shady pergola, and bar stools.

There’s a pool table and table tennis within the courtyard garden at the back of the property.

The gardens are fully landscaped.

Villa Manila, Kalkan certainly delivered on our expectations!

Villa Manila, Kalkan certainly delivered on our expectations, and in most cases exceeded them. The ground floor is huge, and the kitchen has full sets of cutlery, crockery and innumerable glassware. The outside area / pool are massive, beds for all, a huge swing bed, two full size dining tables & chairs + seating. Not to mention the outside bar with sink & fridge, plus pool table and table tennis. If this wasn’t enough, there’s a roof terrace with bar, sink, fridge and more seating. We were only there 7 days, so not enough time to adequately use every area available! All 4 bedrooms are large doubles, good storage (with coat hangers), all have en-suite bathrooms and balconies with great views. Bedding, towels etc are all of good quality and the place was immaculately clean. Views from every vantage point are excellent, overlooking both bays. Will certainly book again, and highly recommend to anyone.

Gorgeous Villa

As a family of 6 adults, we spent 10 nights at Jane’s fabulous villa. It has a rock-star feel, with the master suite covering the whole of the top floor more like a 5-star hotel suite!

The open-plan kitchen is well equipped and there are lots of books and games provided for evenings in. Jane recommended a taxi driver who was always quick to respond so getting into Kalkan town for shopping and eating out was a breeze. We also walked to both Kalkan Beach Club and Zest Beach Club in 5-10 minutes – both do amazing cocktails and lunches.

The infinity pool is lovely, and there are plenty of sun-loungers as well as a table and chairs for outside dining. There’s a dining table inside which we didn’t use. Great charcoal BBQ too. The view from the 1st and 2nd floor balconies is amazing. Would be great if the neighbour could trim their trees a bit, so the view from the pool was as good.

In summary, highly recommended.

6 adults have just spent 2 weeks in this fabulous villa .

It’s exceptionally well equipped inside -very clean and very comfortable. The kitchen is amazing !

The outside pool area is excellent-with shaded areas and large sun umbrellas for the heat of the day -but sun too from morning until sunset .The pool is an excellent size .

If anything the villa surpasses the photos !

It’s important also to recognise the excellent service provided by Jane who has been responsive right through from my early enquiries up to the end of our stay . When we had an unavoidable problem with the electricity following a power cut she came personally to sort it out .

Our family, of 5 adults, had a wonderful stay at Jane’s Villa. I would highly recommend. The property had everything you would need, spotlessly clean, comfy sofas and beds, pool was perfect, just a beautiful villa inside and out. The views were incredible and I will miss waking up to that everyday. The walk into town took 25 mins and we would taxi back. The abundance of restaurants and lovely shops in the old town was a delight. We went to restaurants that were also recommended by Jane. The first time everyone enjoyed every single meal we had. Everyone very friendly and it felt very safe. We will definitely return to Kalkan and would love to stay again at Villa Alexander.

We really love this villa, having already visited in 2024 too. There were 7 of us, and the villa is spacious, and equipped well enough to accommodate 7 adults.

Everything you need is there, although we did notice that a few things needed attention – the coffee machine wasn’t working, & there wasn’t always enough hot water on the middle floor. The top floor was fine!

Apart from these couple of issues the villa is lovely and we would definitely come back another year. We all love the outside space, the pool is great, the bbq and the dining area, is exactly what we want as a group.

Just back from a week’s stay at Villa Alexander. There were 6 adults so we used most of the accommodation. It is a beautiful villa with fantastic views especially at sunset. Bedrooms are generous and the beds are a good size and very comfortable. They also have blackout curtains which not all properties in Kalkan offer. The kitchen/ lounge area is a beautiful space with all the amenities you’d expect. The pool is crystal clear and maintained twice a day. The garden is all tiled and is also regularly swept. There is also a games room on a lower level with medium TV. Football table and pool table. I would definitely recommend this villa. The only thing I would say is there are a lot of steps from the road to the front door so take this into consideration if you book.

Beautiful Villa Alexander

We have just returned from two fantastic weeks at Villa Alexander.

The Villa is just as the photos show the main suite on the second floor is huge and has amazing views from its full length balcony, the rooms on the first floor were equally as luxurious and had a balcony running their full length.

The living area and fully equipped kitchen had everything you needed and more but as always most time was spent in and around the pool which was so comfortable and spacious.

The pool Guy came every day so it was kept clean for the whole of our stay.

The Laundry room was also very useful.

I must add that any requests to Lale Homes was dealt with immediately, their suggestion for caterers was very useful and the chef we used Kazim Oguz of ‘Chefs at home’ was easily the best meal we had during our stay, a proper chef who spent for five hours preparing the meal!

I would highly recommend Villa Alexander and Lale Homes who were great communicators and super efficient throughout.

There is also a stone built BBQ, and an outside shower. To the side of the terrace is a lawned area, with separate seating, and also a table tennis table for the more active guests! On the top floor of the villa is a glorious roof terrace, offering the best views of all. It is partially shaded by a pergola, and has a built in seating area, plus a small bar area, fridge and sink – perfect for enjoying a sun-downer whilst taking in the magnificent views!

Private garage underneath the property, plus additional parking outside on ground floor level. The villa is suitable for those with impaired mobility, as it can be accessed on the flat via the ground floor parking area, and there is one double bedroom with en-suite also on the ground floor.

Villa Ela was a real find! Beautifully decorated and very well equipped with an incredible view over Kalkan that we could never tire of. All the bedrooms were spacious and comfortable (so no fighting over the dud room!) Plenty of outside space and shade and at no time did the 12 of us feel cramped. The owner, Erhan, was charming and helpful at all times. I would definitely recommend this Villa to all my friends and Terramar holidays who we booked through.
