Ground floor:

The entrance hall has a small ‘snug’ or TV room with a PS4 (with games) and smart TV provided for guests’ use, plus a sofa that can be made up as a large single bed to accommodate a 7th guest on request. On the other side of the hallway is a separate shower room with WC and basin. 

Past the staircase are a couple of steps down to the open plan living area. This is furnished with an L-shaped sofa and another small sofa placed around a coffee table. A wall mounted Smart TV is provided with English channels and Netflix (via your own account).

The well-equipped kitchen has a fridge-freezer, built in microwave and electric oven, conduction hob with extractor fan, dishwasher, wine cooler, ice machine, water cooler, toaster and kettle.  

Sliding doors from the kitchen and living area provide access to the pool terrace.

A washing machine can be found beneath the stairs, together with an ironing board and iron for guests’ use.

First floor:

There are three double bedrooms on this floor. 

The first double room at the front of the property has a Juliette balcony with floor to ceiling wardrobes and a chest of drawers with mirror and stool. This room has lovely views across Kalamar Bay to the islands beyond and it shares a large family shower room with a ceramic basin and WC.

The second double bedroom is at the rear of the property with views of the tree-lined street below.  This bedroom has a wardrobe, chest of drawers and small decorative padded stool and shares the above-mentioned shower room across the landing.

The master bedroom on this level has sliding doors to a large covered balcony furnished with two armchairs and a small wooden coffee table; the perfect spot from which to enjoy the panoramic views of the bay below and the surrounding mountains.  The bedroom is furnished with an open frame wardrobe and a chaise longue at the end of the king-sized bed.  The en-suite shower room has a ceramic basin and WC.

Outside the villa:

There are 6 sun loungers and 2 parasols by the infinity-edged pool that has a shallow end with steps for access.  There is also a covered seating area with a sofa and two arm-chairs set around a coffee table in which to relax and enjoy the views, together with a swing seat.

To the side of the villa is a marble topped dining table to seat 6 guests and a built in BBQ to enjoy al-fresco dining.

  • WiFi is provided for guests’ use
  • A welcome pack is provided on arrival
  • Pool towels are provided for guests’ use
  • Pool dimensions are approximately 5 metres x 3 metres (with shallow end)
  • The 7th guest (if applicable) will be accommodated on the large single sofa bed in the ground floor ‘snug’
  • Pool heating is available at this villa at an extra cost of £150 per week. This needs to be pre-booked with at least 7 days’ notice
  • Weekly cleans and linen changes are provided (ie – if staying for 2 weeks, a mid-stay clean and linen change will be carried out. If staying for 1 week, there is no mid-stay clean and linen change)
  • Off road parking is provided adjacent to the villa

Ground Floor – Villa Lighthouse 2

The entrance to Villa Lighthouse 2 is accessed by just 3 steps leading up to the property which opens onto a lovely pool terrace with limited sea views and a landscaped garden. A modern, light and airy open plan living area greets you on the ground floor with a well-equipped kitchen incorporating an integrated oven, microwave, dishwasher, fridge-freezer, coffee machine, kettle, Turkish toaster and water cooler. The stylish kitchen also has a kitchen island and gas hob.

With floor to ceiling large glass windows/doors, the view from the comfortable lounge looks out onto the pool terrace. The lounge includes 2 sofas, an armchair, coffee table, sideboard and smart TV.

On this level there is also a guest WC.

First Floor – Villa Lighthouse 2

Wide stairs (no handrail) lead up to the first floor where there are 2 spacious en-suite bedrooms, 1 double and 1 twin bedroom. Both bedrooms benefit from their own balcony, each with chairs and a coffee table to soak up the beautiful sea views over Kalamar bay.

Second Floor – Villa Lighthouse 2

Wide stairs (no handrail) lead up to second floor which is dedicated to the double en-suite master bedroom. Sliding doors lead onto the large roof terrace offer full sunshine and superb unobstructed sea views, perfect for those wanting privacy and to enjoy romantic sunsets.

The landing of this level is also a utility area containing a washing machine, iron and ironing board.

Bedroom 1 – Double en-suite shower room with Rain Forest shower and glass wall panel into the bedroom, a special feature bath tub with a view is located in the large bedroom, king size bed, wardrobe, occasional chair, safe, hairdryer, balcony with 2 chairs and a coffee table, sea views.

Bedroom 2 – Twin en-suite shower room with Rain Forest shower, single beds, wardrobe, dressing table and mirror, hairdryer, balcony with 2 chairs and a coffee table, sea views.

The terrace comprises a pool measuring 7 x 3m (1.55m deep) with walk-in roman steps, portable bbq and outside shower. Table & chairs, 6 sunbeds, 3 side tables and 3 parasols comfortably accommodate 6 people for alfresco living and dining. A table football table game is included on the pool terrace. There is off road private parking for 1 car within the grounds of the property.

Safa Apartment has been finished to an exceptionally high standard and has been tastefully decorated and furnished throughout. The apartment includes all the facilities you would expect to make your holiday as enjoyable as possible including air-conditioning throughout and Wi-fi internet access.

The light & airy open plan lounge and dining area are tastefully decorated in a contemporary Turkish style.  There is an LCD TV, DVD  and ample lounge and dining seating provided.

The modern and well equipped kitchen featuring solid granite work tops includes full size stainless steel cooker, hob and extractor fan, washing machine and fridge freezer. An iron and ironing board are also provided for the use of guests.  There is a contemporary bathroom, fully tiled in travertine with rainfall shower, sink/vanity unit and modern, wall mounted w.c.

The spacious master bedroom has a comfortable bed with plenty of wardrobe space and dressing table.  Bedroom two has twin beds, again good size wardrobes, dressing table and hairdryer. Air conditioning is throughout.

What a beautiful apartment!

We recently stayed at Safa Apartment and had a fabulous time.

There are so many positives about this apartment:

Beautifully decorated and furnished

Very well equipped – everything you need for a great self catering holiday was there and we particularly loved the water dispenser and coffee machine.

The Smart TV is a great addition too!

The outside area is lovely with brand new sunbeds with super thick mattresses and a lovely pool that is shared by only 3 apartments. We were very lucky to be the only guests by the pool each day but there is plenty of room around the pool anyway.

AND Safa is literally a couple of minutes walk into the Old Town!

We loved it all.

Stunning apartment!

I stayed in Safa Apartment for a week in April. It is a really beautifully and luxuriously decorated apartment. It is a very convenient and short downhill walk into the Old Town and harbour, and a fairly easy walk back as well. It’s very conveniently located to the Carrefour supermarket and has lovely views down to the Bay from the large terrace off the living space. It really did feel like a home away from home – as comfortable and well kitted out as beautiful in design. Highly recommend and very much hope to stay in again!

On the ground floor, there is an open plan living area with two triple sofas and an armchair, fireplace and TV/DVD and 2.1 speakers. The kitchen is fully equipped and has built in appliances. Kitchen patio doors open onto another al fresco dining area.

The villa has one downstairs twin bedroom with shower room next door.

First floor:

Upstairs there are 3 further bedrooms, plus a family bathroom. The master bedroom has an en suite bathroom. The master bedroom and second bedroom share a balcony, which is furnished with a coffee table & chairs, and where you can enjoy the great sea views or incredible stars by night.

Outdoor areas:

Outdoors, there is a lovely shaded dining area which comfortably seats 8 people, plus a BBQ, sunbeds and umbrellas for 8 guests, and the good size pool. which has the benefit of roman steps leading down into the water for easy access (also great for children, or any non-swimmers!)

The villa is only 200 metres from the sea and Kalamar and Kulube Beach Clubs.

It is a 15 – 20-minute stroll to the town centre of Kalkan, with its many boutique shops and fabulous restaurants, bars & cafes. There are also some great local restaurants and mini markets for day to day shopping within a 5 minute walk of the villa.

The villa is suitable for families with children of all ages. There is no need for a car, if you prefer not to walk, taxis are plentiful, and inexpensive.

Sahane is a beautifully presented duplex apartment featuring a spectacular penthouse floor with private wraparound roof terrace. It enjoys an unrivalled location in Kalkan’s historic ‘Old Town’, only a genuine 2 min stroll to Kalkan’s restaurants, harbour and beach (no taxi’s needed).

The apartment offers panoramic sea views from every room, which all have private balconies from which to enjoy one of the best views in Kalkan. 

Ground floor:

The light and airy open plan lounge and dining area are tastefully decorated in a contemporary Turkish style and feature lounge and dining seating.  The lounge opens out onto a spacious balcony, furnished with table & chairs to allow guests to enjoy everything from an al fresco breakfast or that sundowner at the end of a hard day!  The well equipped kitchen includes washing machine, dishwasher, microwave and fridge freezer and electric water cooler. Smart TV, Firestick and Bluetooth Speakers.

A feature limestone archway leads to a spacious king size bedroom and a twin room – each of these have their own balconies.

The ground floor also features a spacious, fully tiled bathroom with large walk-in shower, sink and WC.

First floor:

A solid antique marble staircase leads up to the Sahane’s penthouse king size master suite.  This exceptionally spacious suite style bedroom complete with seating area commands spectacular sea views. All beds have very comfortable ‘Dorma’ mattress toppers to ensure guest comfort. The en suite bathroom includes a walk in shower, WC, sink and mirror. The bathroom has been fully tiled in Turkish travertine.  The suite has its own private, extensive sun terrace which is furnished with sun loungers, parasol, table and chairs and private bbq.

Outside Area:

As well as the apartment’s own private balconies and roof terrace, guests’ at Sahane also have use of a beautiful shared pool and terrace. This is shared with two other (smaller) apartments and the terrace is furnished with sunloungers and parasols. The pool area benefits from all day sunshine.

The surrounding communal gardens are beautifully maintained and feature well tended cascading bougainvillea, banana trees and hibiscus.

The town beach and harbour area are within a few minutes’ walk and the old town’s shops, cafes and restaurants are a mere 2 minutes’ walk away.

We’ve bene coming to Kalkan for 17 years on and off, but this is the nicest place we’ve stayed.

The roof terrace is just incredible, with the best views in Kalkan, and the complex is a very short walk into the town centre.

The apartment is well-equipped and comfortable, with everything you need.

Villa Porto is located next to the prestigious Villa Mahal hotel/complex in Kisla, just a 15 minute walk to the Old Town/Town centre.

Penthouse level: 

The villa is entered (at the back) on the penthouse level. This floor offers 110 m2 space in total, and features  two unusually large master bedrooms, both of which have stunning en-suite wet rooms, an indoor jacuzzi. These bedrooms share a private roof terrace with glorious sea views. The terrace is furnished with a comfortable seating set, and a rattan ‘egg’ chair, and bar & seating.

Both bedrooms have king size beds, & ample wardrobe space, vanity unit,  and a jacuzzi positioned with an amazing sea view. Both have en suite shower rooms, one of which has Jack & Jill sinks.

Stairs lead down from this level to the ground floor accommodation.

Entrance and Ground floor:

Third bedroom of 22m2. This room is again very spacious, and arranged as a twin room, with wardrobe, large vanity unit, and and ensuite shower room.  Fully fitted kitchen, with oven, hob, microwave, large fridge/freezer and dishwasher. The lounge has a comfortable L shaped sofa (seating 6), coffee table, & rocking chair, plus  a flat screen TV on the wall facing the sofa.  

There is also a separate WC located on this level.

Outdoor Areas:

The courtyard garden is accessed from one end of the lounge, at the other end, there are two sets of doors leading out to the pool terrace.  It is located at the back of the ground floor level, and features bistro table and chairs, plus a bar, pool table & table tennis table.

The pool terrace has two lovely shaded areas here adjacent to the infinity pool.  The first is the dining area which seats 6, and the other is a comfortable seating unit with two armchairs. The pool has rattan sun beds arranged around it, and a large cantilevered umbrella, plus a top of the range gas BBQ. Steps to the side of the pool lead down to the lower sunbathing level, again furnished with sun beds.

The lower garden has lawned areas, with comfortable rattan seating set, umbrella, two swing seats & bean bags.

The private beach platform  has steps that lead down from the garden, across a track and then further steps cut into the cliff side and shaded by olive trees lead down to sunbathing platforms set into the rocks; at sea level a decked platform is furnished with sun beds, sun shades and scatter cushions and has steps into the sea.

NB the private beach platform is shared with two neighbouring villas.

Beautiful bright and spacious apartment with every mod con. The private pool area is very spacious and really well furnished. It is in a great location. A true 7 minute stroll to the main buzz of Kalkan., but also plenty of shops and restaurants on the way. Ertan has put a great deal of thought and effort into this apartment making it a real gem. We would not hesitate to recommend this apartment and hope to return soon.

Villa Kaitak is a beautiful and stylish detached villa offering fantastic sea views, beautiful outdoor spaces, a private swimming pool and is just a 10-15 minute walk to the centre of Kalkan. Decorated throughout to an exceptional standard, the stand out feature of this fantastic villa has to be the roof top bar- the idea place to enjoy a sun downer or two!

Ground floor:

Entering the property on the ground floor there is a bright and airy open plan kitchen and living area. Floor to ceiling patio doors floor the area with light and allow access directly out onto the pool terrace. The contemporary kitchen is very well equipped, features marble worktops and a fantastic island breakfast bar- which looks out over the pool terrace. The living area is comfortably furnished with armchairs, sofas, a wall mounted flatscreen TV and fireplace. An elegant spiral staircase leads up to the first and second floors.

Also on this ground floor level there is a good size double bedroom with adjacent bathroom. This bedroom has access directly out onto the pool terrace.

First floor:

On this level there are two en-suite bedrooms: a master double and twin bedroom. Each bedroom is a good size, stylishly furnished and has access out onto a large shared balcony- from which there are beautiful panoramic views over the bay.

Outdoor areas:

The villa is afforded a good deal of privacy from neighbouring properties with mature planting and shrubbery. The square shaped pool (approx 6m x 6m) has Roman steps with handrail for easy access and is surrounded by spacious sunbathing terraces. There is also an al fresco dining area, custom built large stone BBQ and outside pool shower.

Villa Kaitak’s roof terrace is the perfect place to relax and take in the views- day or night! A canopy provides shade during the day, but by night enjoy watching the beautiful sun sets from your very own bar! The views from the roof terrace are stunning and there’s even a fridge- making it easy to prepare your favourite tipple.

The villa is in a peaceful location yet is only a 10-15 minute walk to the centre of Kalkan and just a few minute’s walk to the weekly Thursday market.

The holiday was our best!

Villa Kaitak is wonderful. it is totally same with the photos.

When we entered the villa, it was perfectly clean and it has many amenities.

Thanks Jane for everything, because she was really kind and helpful.

Location of the house is also great.

Shopping markets are so close.

The view from the terrace is wonderful!

Villa Sultaniye is an exceptionally spacious 3 bedroom villa located at the top of Kalkan’s Old Town. All amenities are just a 1-2 minute walk away and the harbour front an easy 4-5 minute walk.

Ground floor:

On the ground floor of the property there is an entrance hallway which leads into a spacious open plan living, dining and kitchen area. The kitchen is beautiful and fully equipped- containing everything you could need for a luxurious self-catering break.

The living area is spacious and comfortably furnished with sofas and armchairs. The living room has a flat screen TV with satellite television plus Bose speakers. An indoor dining table with chairs seats 6.

Also on this level there is a family bathroom and utility room- with washing machine, iron and ironing board.

 

First floor:

The three double bedrooms are situated on the first floor of the property. Two of the bedrooms are doubles, with King sized beds, en-suite shower rooms and private balconies- from which there are stunning sea views. The third bedroom is configured as a twin but also has it’s own en-suite bathroom plus a private balcony with sea views.

 

Outdoor areas:

The private fresh water swimming pool measures approximately 8m x 3.6m and has a depth of 1.20m – 1.5m. Adjoining the swimming pool is a spacious sunbathing terrace, where ample sunbeds and parasols are provided. There is also an alfresco dining area with comfortable seating and a dining table with chairs. The terraces are very spacious- ensuring there is enough room to swim, relax, dine and entertain!

In addition, Villa Sultaniye has a fantastic roof terrace, from which the views over Kalkan harbour are truly incredible.  The roof terrace is fully decked out with sunbeds, a chilled out seating area plus an outdoor kitchen- making it the ideal place to entertain and enjoy sun-downers.

Villa Sultaniye has air conditioning to all bedrooms, complimentary Wi-Fi, and beach towels are provided. The location of the villa at the top of Kalkan’s Old Town ensures there will be no need for car hire or taxis, although there is a parking space if you do choose to hire a car for days out further afield.

There is also a WC on this level.

First floor:

On the first floor of the villa is the master bedroom suite- exceptionally large, taking up the entirety of this level. The master bedroom itself is huge and has a King sized bed. If required, a further single bed can also be placed in this room- ideal for couples with a small child. Two sets of double patio doors lead out onto the private balcony- furnished with comfortable chairs and coffee table. From here there are unobstructed views over the bay.

A separate dressing area on this level leads to the bathroom which has a WC, sink and bath with shower unit.

Second floor:

On the second floor of the villa are two further bedrooms- one double and a twin bedroom. Each bedroom has a separate dressing area leading into it. The bedrooms on this level are bright and airy and each has double patio doors leading out onto a shared balcony- once again with spectacular sea views. These bedrooms share a family bathroom with WC, sink and shower unit.

Outdoor areas:

Internal stairs lead up to the top level of the villa which is a fantastic, spacious roof terrace. Furnished with a sofa, lounge chairs and coffee table- this is the ideal place to take in the stunning views at sunset.

The villa has a private swimming pool with infinity edge, surrounded by sunbathing terraces and an outdoor dining area. Tucked down by the side of the villa there is a stone built BBQ for the use of guests.

In addition, the villa has a secure garage.

The villa is just a couple of minute’s walk from Kalkan Beach, beach Club- where you can enjoy the use of the onsite restaurant, sunbathing platforms and water sports. A free water taxi shuttles back and forth between the beach club and Kalkan throughout the day. Alternatively, taxis are readily available and competitively priced. Car hire can also be arranged.

A very attractive, contemporary design 4 bed villa, with 4 ensuite bathrooms, and a large private swimming pool and a wonderful roof terrace. Marina is set in a peaceful location near olive groves just off the Kalamar Road, but within a few minutes walk of great local amenities (restaurants, bars, supermarkets) The walk time into the town centre is approx 15 mins on the flat, and it also has easy access to the beach clubs in beautiful Kalamar Bay

Villa Marina is a large, family friendly villa for 8 people. There is plenty of space both inside and out. Plenty of sun-loungers, comfy chairs and space around and a large swimming pool. This is a great villa with olive trees to the side. Fully air-conditioned throughout.

Ground Floor:

Open plan and spacious. Just inside the entrance is a full shower room, which is bathroom number 5.  There’s a further table and chairs inside should you need it, separating the lounge from the kitchen which is modern and fully equipped with dishwasher, oven, hob and microwave. The washing machine is in a cupboard under the stairs. From the lounge there is access to the poolside.

First Floor:

On the first floor are 2 twin en-suite bedrooms and a large king-size en-suite. All three have balconies with the twin rooms having side balconies overlooking the olive groves.

Top Floor:


The master en-suite bedroom on the top floor is large, with a TV (mainly Turkish channels) and comfy seating area. You also have direct access to the furnished roof terrace which has views of Kalamar Bay.

There is also separate access to the roof terrace without going through the bedroom.

A BBQ is provided, plus table and 8 chairs for al-fresco dining.

A beautiful 4 bedroom villa!

A beautiful 4 bedroom villa with the perfect bedroom configuration for the family (2 large kingsize and 2 twin). The property was fully prepared for us, clean and tidy and fully equipped with the great additions of games, which the family enjoyed. The outside area was large and the BBQ used almost daily. The roof terrace is very spacious, with lovely mountain and Kalkan views. The centre is a genuine 20 minute leisurely walk. A thoroughly enjoyable holiday, we were sorry to leave.
