Location
Villa Ayala is located in the desirable Kiziltas area of Kalkan, close to the well-known Mediteran Hotel. This elevated position allows for uninterrupted views across Kalkan Bay, while still being within convenient distance of Kalkan’s Old Town, harbour, restaurants and beach clubs.
The villa can also be accessed via a gate from the pool terrace, offering a slightly shorter walk into town.
The Accommodation
Villa Ayala is fully air-conditioned throughout and arranged over four spacious levels, offering an excellent balance of generous shared living areas and private bedroom space. This well-planned layout makes the villa particularly well suited to families and groups staying together, while still allowing everyone their own sense of privacy.
Ground Floor (Entrance Level)
The entrance level features two beautifully presented double bedrooms, each with glass-fronted en-suite bathrooms, Jacuzzi baths and private sea-view balconies overlooking Kalkan Bay. Both bedrooms are equipped with televisions, creating calm, hotel-style spaces for rest and relaxation.
A separate sauna is also located on this floor, adding to the villa’s spa-style wellness facilities.
Lower Ground Floor – Living Area
The heart of the villa is the large, contemporary open-plan living area, designed for relaxed, sociable living. The lounge is comfortably furnished with a generous corner sofa, armchair and fireplace, complemented by an integrated sound system and large LCD television.
The dining area seats eight guests, while the sleek, fully equipped kitchen includes a fridge/freezer, oven, hob, microwave and dishwasher — ideal for both casual meals and longer stays. This level also includes table football, a guest WC and a useful storage room.
Floor-to-ceiling glass doors open directly onto the pool terrace, creating a seamless indoor–outdoor living experience that is a defining feature of this luxury villa in Kalkan.
First Floor
Two further double bedrooms are located on this level, both enjoying en-suite facilities, Jacuzzi baths, televisions and sea-view balconies. One bedroom features a Jacuzzi bath with integrated shower, while the other offers a Jacuzzi bath with a separate glass-fronted shower room.

Second / Top Floor

A washing machine is discreetly located in a cupboard on the landing for guest convenience.

The large infinity pool (10m x 5m, maximum depth 1.55m) enjoys uninterrupted panoramic views across Kalkan Bay towards the islands, creating a striking setting for swimming, sunbathing and relaxed poolside living. Pool heating is available at an additional cost, making Villa Ayala an appealing choice for early-season and late-season holidays in Kalkan.
The spacious pool terrace is furnished with sun loungers and parasols, along with a relaxing egg chair, while shaded seating, an alfresco dining area and barbecue make it ideal for long lunches and evening meals outdoors. For added enjoyment, guests can also make use of table tennis and table football, perfect for families and mixed-age groups.
