Villa Andrea is a beautifully designed three-bedroom luxury villa in Kalkan, set over three levels with uninterrupted sea views from every floor. Designed to make the most of its elevated position, the villa offers a rare sense of openness, with wide sea-facing terraces and an unusually large pool terrace that creates a relaxed outdoor living experience.

The expansive pool terrace is a standout feature, offering far more space than typically found in a three-bedroom villa. With room for sun loungers, shaded seating and outdoor dining, it is particularly well suited to families, as well as couples or small groups who enjoy spending long, relaxed days outdoors. The private swimming pool is positioned to maximise the views, allowing guests to enjoy the sea backdrop throughout the day.

Above, the sea-view roof terrace provides a peaceful setting for evening relaxation and will soon feature a newly added bar area with seating and a mini fridge, making it an ideal spot for sunset drinks overlooking Kalkan Bay.

Sleeping up to six guests across three en-suite bedrooms, Villa Andrea offers a comfortable layout for families, couples or friends travelling together. Finished to a high standard throughout, Villa Andrea combines contemporary interiors with generous outdoor living across multiple levels, offering a private and comfortable retreat defined by space, uninterrupted sea views and beautifully planned terraces.

Location – Kiziltas, Elevated Sea Views & Easy Walk into Kalkan

Villa Andrea is situated in a quiet, residential location in Kiziltas, just above Kalkan town, with a short downhill walk to the Thursday market, town centre, Old Town and harbour. Kiziltas is known for its elevated position, open views and cooling daytime breezes during the hotter summer months, making it a popular choice for guests seeking a more comfortable and scenic setting. Guests may prefer to take a taxi back to the villa in the evenings, as the walk back is uphill. Taxis in Kalkan are plentiful and inexpensive, making this an easy and convenient option.

Accommodation

Ground floor – Open-Plan Living with Direct Pool Terrace Access

The ground floor features a bright, open-plan living area designed for relaxed holiday living, with sliding glass doors opening directly onto the pool terrace for easy indoor–outdoor flow.

The contemporary kitchen is fully equipped for self-catering holidays or entertaining and includes a kitchen island with bar seating for up to six, fridge-freezer, built-in oven and gas hob, microwave, dishwasher, washing machine, coffee machine, cafetière, toaster, kettle, juicer, and water cooler.

The lounge provides a comfortable and functional space with a large L-shaped sofa, armchair, and coffee table. Entertainment includes a Smart TV with Amazon Firestick, offering access to UK channels, Netflix, and YouTube. High-speed Wi-Fi is available throughout the villa, making it ideal for streaming, remote working, or staying connected during your stay.

A guest cloakroom with WC is also located on this level. A safe is provided under the stairs, along with an iron and ironing board for guest use.

First Floor – Two Sea-View En-Suite Bedrooms with Balcony

The private swimming pool (6m x 3m) is well sized for both relaxation and family use, featuring Roman steps and a shallow end. Surrounding the pool, the expansive terrace is finished with non-slip tiles and furnished with six sun loungers, umbrellas and a shaded pergola seating area. A covered outdoor dining space for six sits directly beside the living area, along with a built-in gas barbecue, creating an ideal setting for relaxed alfresco meals throughout the day.

First-Floor Balcony
The spacious wraparound balcony on the first floor provides an additional outdoor retreat, furnished with a comfortable sofa and deck chairs. This elevated space is perfect for quieter moments, whether enjoying a book, morning coffee or simply taking in the views across Kalkan Bay.

Roof Terrace
The roof terrace offers the most impressive panoramic views, stretching across Kalkan Bay towards the Snake and Mouse Islands, and is an ideal spot for evening relaxation and sunset drinks. We had an amazing stay in this beautiful villa. As a family of 4 there is plenty of space, each room with an en-suite and balcony area with stunning views.

The villa is really well equipped supporting self catering and close enough to the old town for a walk down to enjoy an evening meal with brilliant views across Kalkan. The outside area is cleaned daily and a really relaxing space to enjoy a book in the sun or shade by the Pool.

There is plenty to do in and around Kalkan for all age ranges.

We would highly recommend booking this villa.

We are repeat guests to Villa Andrea for a reason – it really is the perfect Villa for a relaxing family holiday.

The inside and outside spaces are fantastic and spacious. The new pergola this year is a lovely addition and is the perfect spot for relaxing when you fancy a break from the fabulous pool.

The views from Villa Andrea are breathtaking at every level – try the beautiful roof terrace to watch the sunset, always a favourite time of the day!

A special mention to Jane, Elsie and Mimi and the team at Lale Homes – I couldn’t recommend them more highly.

From first booking to throughout the holiday they are beyond helpful, always on hand and an absolute delight to deal with.

Arrived to an immaculate villa at night, very eager for the following morning to see the views, and was not disappointed….truly stunning!

Ideal location, away from the main town but close enough for a gentle walk in.

Mid holiday clean was very much appreciated as stayed for 12 nights, stayed in many villas over the years but all party agreed VILLA Andrea was the best one yet.

Kalkan itself, is fantastic, our new favourite place, so charming!

We have just returned from an amazing stay in Villa Andrea.

From the very first contact and throughout our holiday Jane and her fantastic friendly team have been incredibly helpful and professional, always available to offer advice and answer questions with nothing being too much trouble.

Villa Andrea offers everything we were looking for as a family and more, we loved everything about it, so much so that we have already booked for next year.

The pool and outside space is perfect, plenty of areas to relax and socialise with beautiful gardens and it is so peaceful.

Inside the villa is spacious and very well equipped, again perfect for relaxing and enjoying your holiday.

The views from all levels of Villa Andrea are breathtaking, taking in the lovely town and the beautiful sea, especially at sunset.

I genuinely couldn’t recommend Villa Andrea and Lale homes more highly and cannot wait to return next year.

We encountered minor difficulties linked to the use of the villa by the tenants who preceded us. Jane and her team were very responsive … they found quick solutions without impacting our stay. The villa is well located and very well equipped. The swimming pool was maintained daily, the staff were helpful and discreet. The lounge includes two large sofas, a coffee table, Smart TV with Firestick, and a DVD player. Patio doors allow plenty of natural light and open onto a good size terrace with an outdoor dining table and chairs for four, bench seating, and a charcoal barbecue—perfect for relaxed meals overlooking Kalamar Bay.

The modern kitchen is well equipped and includes a large fridge-freezer, oven and gas hob, dishwasher, microwave, cafetière, kettle, toaster, washing machine and water cooler. An iron and ironing board are also provided.

There are two bedrooms on the first floor, both enjoying natural light and sea views.

Gorgeous villa with a stunning view

This villa was outstanding. So well laid out and beautifully decorated. Very spacious. Kitchen was well equipped and plenty of wardrobe space in bedrooms. Very peaceful as was not as near Kalamar Road as places we’d previously stayed. Bit of a hilly walk or cheap taxi ride but worth it for the views and peace. The star of the show though was the roof terrace. Spent most days there chilling out looking out to the gorgeous views. Plenty of sun and also shade when you needed it. My only negative was that there was no welcome pack as usually get a few bits to start you off but it wasn’t a big issue. I’d 100% recommend this villa and fingers crossed I’ll be back some day. Was booked through Lale homes and Jane and her team could not be more helpful and friendly.

For beach days, Indigo & Cakil Beach Clubs are around an 5-minute walk, while Kalkan harbour (approximately 10 minutes away) offers water taxis to beach clubs across the bay, including Palm & Zest Beach Clubs

The Accommodation

The accommodation is arranged over two main floors, with a spacious roof terrace above, offering bright, well-proportioned living spaces suited to families or small groups. The villa is fully air-conditioned throughout, with ceiling fans in all main rooms providing an additional cooling option.

Ground Floor – Living Space & Kitchen
The open-plan living area is split-level and well designed, with a comfortable lounge, indoor dining space, and a modern kitchen.

The kitchen is finished with Corian work surfaces and high-quality integrated appliances, including oven, hob, dishwasher, fridge-freezer and coffee machine. A sliding door leads directly out to the al fresco dining terrace and BBQ area.

The living area offers comfortable seating and opens onto the pool terrace via double doors, creating an easy indoor-outdoor flow.

Also on this level is a double bedroom with en-suite shower room and separate WC, ideal for guests preferring fewer stairs.

First Floor – Bedrooms
There are three bedrooms on this level.

The master bedroom is a spacious king-size room with en-suite shower facilities. A further double bedroom also benefits from its own en-suite shower room, while the twin bedroom has access to a separate shower room located across the hallway.

The private pool is on the smaller side but is enhanced by a jet stream system, allowing for both relaxation and light swimming. The pool can also be heated in the cooler months.

In addition, guests can use the large Lykia Estate communal pool, located just 1–2 minutes’ walk away (a small charge applies). This generous pool area includes bar and snack facilities, offering a more spacious alternative for longer pool days.

A really perfect Villa.

Cool inside, hot outside.

Lovely kitchen, big comfy lounge with games and videos galore.

Big bedrooms with loads of storage and mirrors.

Roof terrace is luxurious, had a great BBQ one night and sat up there for cocktails and games every evening.

Well positioned for beautiful Kalkan. A trip to Zest Beach Club is a treat.

Any Villa issues are sorted immediately.

Transfers were well organised, on time and comfy.

All arrangements from start to finish were efficient.

Great location, Villa and service.

This was our first visit to Turkey but it won’t be our last.

Spacious, modern and very well equipped

Villa Amelia is a spacious, modern, very well equipped villa just a few minutes walk from the old town of Kalkan, ideal for a family holiday. We stayed here for a week in August with our daughter and grand children who thoroughly enjoyed the villa and all of the amenities it had to offer. The main kitchen on the ground floor leads out onto the pool area but there is a further kitchen and dining area on the roof which makes a wonderful setting for dining in the evening. There is lots of outside space with a private pool and garden.
