The villa is a maisonette type house, set on two levels and provides all the facilities for a family or party of up to 4 people. The property is accessed from the main road via a staircase, which leads to the pool level.

Entrance:

The main entrance is on the ground level which leads into an open plan space with modern lounge, dining area and fully equipped modern kitchen with island and bar stools. The kitchen includes oven and hob, microwave, dishwasher, fridge freezer, toaster and kettle. Large french doors open to the pool terrace, outside dining area and the external staircase to the side of the building which leads to a superb private terrace from where guests can enjoy and take in the stunning sunsets.

First Floor:

The interior staircase, at the back of the lounge area, leads to the upper floor with 2 air conditioned bedrooms, both with private front balconies overlooking Kalkan Bay and offer exceptional views. The twin bedroom has an adjacent private bathroom and the double bedroom has en suite facilities.

Outside Areas:

The pool extends along the entire front of the villa and is surrounded by sunny terraces offering sun beds and umbrellas and partial views of the bay.

Inside the house, it’s beautifully designed.

There was basic food left for us in the fridge.

The pool is nice and ideal in size, it is good in terms of hygiene every morning as well.

The house is very close to the beaches, walking distance.

The view from the pool and the balconies of the rooms is very nice.

The space is clean and well equipped, air conditioning systems are new and reliable.

The pool is well maintained and is cleaned along with surrounding area each morning.

Various beach clubs are a few minutes walk away and it’s just a short taxi ride into Kalkan.

Muhammet is very helpful and responds rapidly to any questions.

Offering three bedrooms, and exceptionally spacious accommodation, the villa has been carefully designed to maximise the beathtaking sea views from all levels. The outdoor areas at Porto are ranged across different levels, offering guests a fabulous choice of different spaces in which to swim, sunbathe, or just to relax and drink in the amazing vistas. Being west facing, the villa benefits from all day sun regardless of the time of year.

The interior and exterior spaces have been recently cosmetically updated by the new owners, to ensure that guests have a comfortable, luxury experience. Careful thought has been put into every piece selected for the villa, including many unique custom designs, and a relaxing, rustic colour palette has been used throughout, along with tasteful art pieces.

Amenities at the villa are second to none – two of the bedrooms have Jacuzzi baths, and share a private verandah / terrace.

A spectacular spa and leisure area has been recently added within the grounds – this incorporates a gym, cinema room and sauna.

Beautiful mature gardens and stone walls surround the property, helping to give the villa high levels of privacy.

Villa Porto is located next to the prestigious Villa Mahal Hotel and beach club in Kisla, just a 15-20 minute walk to Kalkan’s Old Town and harbour area and complimentary private transfers are included.

The accommodation is laid out as follows:

Penthouse level:

The villa is entered (at the rear) on the penthouse level. This floor offers a very generous 100 square metres of space and features two unusually large master bedrooms, both of which have stunning en-suite wet rooms and indoor Jacuzzi bathtubs. These bedrooms share a private terrace with glorious sea views. The terrace is furnished with a comfortable seating set, and a rattan ‘egg’ chair.

Each bedroom has a double-size bed, ample wardrobe space, vanity unit and a Jacuzzi positioned to take advantage of the sea views. Both have en-suite shower rooms with Jack & Jill basins.

Stairs lead down from this level to the ground floor accommodation.

Third bedroom – This room is again very spacious (22 square metres) and is configured as a twin room, with wardrobe, large vanity unit and and en-suite shower room.

Kitchen – fully fitted, with oven, hob, microwave, large fridge/freezer, dishwasher, kettle, toaster and espresso coffee machine.

Lounge – the lounge has a leather sofa, coffee table, rocking chair, plus a wall-mounted flat screen TV facing the sofa. The courtyard garden is accessed from one end of the lounge and at the opposite end, there are three sets of doors leading out to the pool terrace.

There is also a separate WC located on this level.

Outside the villa:

Courtyard garden – this is located at the back of the ground floor level and is furnished with table and chairs.

Pool terrace area – there are two lovely shaded areas adjacent to the stunning split-level infinity pool. The first is the dining area which seats eight, and the other is a comfortable seating set with two arm chairs. The pool has rattan sun-loungers arranged around it and a large cantilevered umbrella, plus a top of the range BBQ.

A separate spa and leisure area, including gym, sauna and cinema room can be found within the villa’s extensive grounds.

Lower garden – lawned area, with cabana-style double lounger overlooking Kalkan bay.

Private beach platform – steps lead down from the garden, across a track and then further steps cut into the cliff side (shaded by olive trees) lead down to sunbathing platforms set into the rocks; at sea level a decked platform is furnished with sun-loungers, parasols and scatter cushions. Steps lead directly into the sea.

The modern fitted kitchen has a quartz topped kitchen island with bar stools, and is equipped with fridge/freezer, oven, hob, microwave, dishwasher & kettle.

There is a separate dining table, which seats 6 people, while the lounge area has a modern, L shaped sofa, two armchairs, a pouffe & a coffee table.

Floor to ceiling sliding windows connect this space with both the pool and pool terrace, and the outside dining area.

First floor

Twin bedroom, with two single beds, bedside table, wardrobe, vanity unit, large ensuite bathroom & Juliet balcony

Second floor

Master bedroom , with double bed, fitted wardrobe, & ensuite bathroom. This room has direct access to the roof terrace, with it’s private jacuzzi pool, daybed for sun bathing, and bistro seating set.

Outside spaces

The villa has a lovely, good size pool to the back of the property, with roman steps lead into there is also a jacuzzi pool to the side, which ‘waterfalls’ into the main pool – perfect for children, or for lounging with a glass of wine! There is a large daybed shaded by a wooden pergola, and an egg chair next to the pool. There are plenty of sunbeds ranged around the pool, and also a seating set to the side of the pool.

There is a covered dining area to the side of the villa, with access both off the kitchen, and the pool terrace.

There is another jacuzzi pool off the master suite on the roof terrace, complete with its own daybed to the side, and both mountain views, and views over the harbour.

Outdoor area

The salt-water pool has roman steps leading into it and is surrounded by plenty of sunbeds, umbrellas, a double swing seat and a large outdoor dining table which is shaded by a pergola. There is also a lovely ottoman seating area where you can lounge or catch a nap whilst looking out at the stunning views of the sea and Kalkan’s famous snake and mouse island.

The internal accommodation is laid out as follows:

Ground floor – open plan lounge/kitchen/ dining area. The lounge has ample seating in the form of 2 large sofas and a comfortable armchair. There is a Smart Tv with a Firestick connected in the lounge allowing you to access UK channels Netflix YouTube etc.

The kitchen has a fridge freezer, dishwasher, oven and hob, kettle and toaster and is well stocked with everything you need to cater for yourself in the villa.

The dining area has a table seating 6.

There is also a WC on the ground floor

First floor: Master bedroom with king size bed vanity unit & stool, and a very large wardrobe , private balcony and en-suite shower room.

Twin bedroom with single beds (which can also be configured as a king size ) vanity unit double wardrobe en-suite shower room and private balcony

An immaculately newly refurbished three-bedroom villa in the Kalamar Bay area. This stylish property is only a short walk to the beach clubs in Kalamar Bay as well as the restaurants and supermarkets on the ‘Kalamar Road’.

Ground floor:

The entrance hall has a small ‘snug’ or TV room with a PS4 (with games) and smart TV provided for guests’ use, plus a sofa that can be made up as a large single bed to accommodate a 7th guest on request. On the other side of the hallway is a separate shower room with WC and basin.

Past the staircase are a couple of steps down to the open plan living area. This is furnished with an L-shaped sofa and another small sofa placed around a coffee table. A wall mounted Smart TV is provided with English channels and Netflix (via your own account).

The well-equipped kitchen has a fridge-freezer, built in microwave and electric oven, conduction hob with extractor fan, dishwasher, wine cooler, ice machine, water cooler, toaster and kettle.

Sliding doors from the kitchen and living area provide access to the pool terrace.

A washing machine can be found beneath the stairs, together with an ironing board and iron for guests’ use.

First floor:

There are three double bedrooms on this floor.

The first double room at the front of the property has a Juliette balcony with floor to ceiling wardrobes and a chest of drawers with mirror and stool. This room has lovely views across Kalamar Bay to the islands beyond and it shares a large family shower room with a ceramic basin and WC.

The second double bedroom is at the rear of the property with views of the tree-lined street below. This bedroom has a wardrobe, chest of drawers and small decorative padded stool and shares the above-mentioned shower room across the landing.

The master bedroom on this level has sliding doors to a large covered balcony furnished with two armchairs and a small wooden coffee table; the perfect spot from which to enjoy the panoramic views of the bay below and the surrounding mountains. The bedroom is furnished with an open frame wardrobe and a chaise longue at the end of the king-sized bed. The en-suite shower room has a ceramic basin and WC.

Outside the villa:

There are 6 sun loungers and 2 parasols by the infinity-edged pool that has a shallow end with steps for access. There is also a covered seating area with a sofa and two arm-chairs set around a coffee table in which to relax and enjoy the views, together with a swing seat.

To the side of the villa is a marble topped dining table to seat 6 guests and a built in BBQ to enjoy al-fresco dining.

Ground Floor – Villa Lighthouse 2

The entrance to Villa Lighthouse 2 is accessed by just 3 steps leading up to the property which opens onto a lovely pool terrace with limited sea views and a landscaped garden. A modern, light and airy open plan living area greets you on the ground floor with a well-equipped kitchen incorporating an integrated oven, microwave, dishwasher, fridge-freezer, coffee machine, kettle, Turkish toaster and water cooler. The stylish kitchen also has a kitchen island and gas hob.

Villa Lavanta is a beautifully presented, spacious modern 3 bedroom villa with private swimming pool, spacious sunbathing terraces, fantastic roof terrace and stunning sea views, plus a separate fully self-contained 1 bedroom apartment- perfect for older teens! An exceptional 3 bedroom villa, furnished to a very high standard, Villa Lavanta is located in an attractive residential area of Kalamar Bay. The nearest beach club is a 3 minute walk down the hill. There are cafes/restaurants within 150 metres and small supermarkets within just a 5 minute walk.

Lower ground floor apartment:

The ground floor apartment, built using traditional stone, is always cool and offers excellent family facilities and direct access to the private pool and chill areas. One double bedroom and lounge/sleeping area with fully equipped kitchen and dining area gives teenagers or friends total independence with WiFi, TV and air conditioning. The bathroom has WC and shower facilities.

First floor:

The first floor has been totally refurbished to a very high standard with a new shower/WC room, floor to ceiling glass windows in a very spacious lounge and a newly refitted and well equipped kitchen with granite worktops and seating round the island. There is a large fridge/freezer and a water chiller so no need to carry any water bottles to the villa. Off the kitchen, through large glass sliding doors, there is a large dining area for alfresco dining and from here there are beautiful views of the sea and the palm trees for which our road is well-known. There is a further large television on this level.

Second floor:

Two further bedrooms upstairs share a fully renovated master double bathroom with twin rain shower and two wash-hand-basins. Both bedrooms have fitted wardrobes, separate access to balconies and beautiful views of the bay to the islands beyond.

From the second floor you access the roof terrace area with its panoramic views over the bay and mountains to the left and right, ideal for catching rays or sipping a drink whilst watching the sun set. There is a seating area and additional sun beds on this level.

Outdoor areas:

There is a generously sized private swimming pool with roman steps, on the ground floor, surrounded by spacious sunbathing terraces. On this level there is also a shaded comfortable seating area. Leading off the kitchen and living area, there is a large al fresco dining terrace. The roof terrace with its built-in seating area, pergola and sun loungers, has the best views of all.

This was our first time at Villa Lavanta, although we have been to Kalkan many times. We had an excellent stay in what is a beautifully appointed villa, to the extent that we had no hesitation in booking again to hopefully return next year.

Some elements of the layout were a bit quirky and took some getting used to, for example, the almost separate apartment on the ground floor, but we came to appreciate how useful this was in providing everyone some space.

Great views, in a great location locally. Everything we wanted for our stay.

Villa Berlin is a luxury, modern 5 bedroom villa with a capacity for 10 guests. This beautifully decorated and spacious property is located in Kalkan's Kiziltas area. Villa Berlin is a luxury villa for rent with 5 bedrooms sleeping 10 people, located in Kalkan’s Kızıltaş area. As well as the magnificent sea and bay views, Villa Berlin has all the amenities you will want for your holiday.

Entrance:

On the ground floor leading into the large open plan kitchen, dining and living areas.

Ground Floor:

Kitchen: The modern American kitchen includes a refrigerator, washing machine, dishwasher, oven, 4-burner stove, electric kettle, dinnerware and kitchen utensils.

Living Room: In the living room, which has a sea view and has been designed comfortably, there is a seating group, plasma TV, satellite receiver, dining table, air conditioner, iron and ironing board. There is an exit to the pool from the living room.

Separate WC on this level.

First Floor:

Pool terraces with sun loungers and parasols.

Private pool with roman steps and dimensions of 8 meters X 3.5 meters wide, 1.50 meters deep.

Pergola covered dining area with table and chairs and BBQ.

Roof terrace with jacuzzi, seating area and swing chair and breakfast bar with stools. The roof terrace is accessed from sliding doors leading off of one of the twin bedrooms. This area is very spacious with the most spectacular sea views.

The view is spectacular!

Our first time in that region of turkey and great city of Kalkan. I don’t think I can do justice with words towards the Villa Berlin but all I can say is the view is spectacular. The building is a new build. It’s super clean and it’s managed by people who are very caring everybody in our group of 10 loved the villa and we had such an amazing time for nine days every day. The location is only five minutes away from the sea and city center. You could probably walk and get there in 15 minutes. The villa is on a hill overlooking the city of Kalkan and the sea. Like I said, the words would not do justice I will definitely recommend anybody to visit and stay.

Villa Berlin made one of our most memorable trips ever. Everything was perfect. I would like to thank you on behalf of all the guests, we all loved it.

Villa Manila – is a recently renovated, exceptionally large 4 bedroom villa offers superb design throughout with fabulous outdoor space with some of the best sea views in Kalkan. The villa has been carefully thought out style and design wise, including many unique custom designs, and a relaxing, contemporary colour palette has been, along with tasteful artwork. Located in a peaceful and elevated location above Kalamar Bay, the villa offers truly outstanding views from all levels.

Five en-suite generously sized bedrooms in total, three of which are on the first floor with a master suite on the top floor penthouse level, with walk in wardrobes/dressing areas, all with stunning en-suite wet rooms . All of the bedrooms are generously proportioned and have spectacular views.

Outdoor spaces – Ground ﬂoor outside pool terrace area with a stunning emerald tiled infinity-edged pool with shade pool for kids and ınternal jacuzzi pool, plus an outdoor kitchen & bar with shady pergola, and a top of the range builded BBQ. Pool terrace furnished with a unique large Balinese style swing daybed. Kalkan harbour and Kalamar bay sea views from the main pool terrace.

At the back of the villa is a unique and truly beautiful courtyard garden. There is pool table, bar and table tennis table in this courtyard area. The penthouse level has its own private roof terrace with outdoor bar and own relaxing daybed.

Ground ﬂoor:

Open plan area with kitchen, dining area and living area. The living area has plenty of comfortable seating and Samsung 4K Ultra TV + Samsung bluetooth sound bar.

The kitchen features composite marble worktops and top-end Siemens white goods.

There is also a WC/cloakroom with shower on this level.

One of the villa’s unique design features also starts on the ground floor – the custom made curved staircase, with its beautiful metal fretwork balustrade, plus teak veneered treads, which winds its way up to the upper floors.

Floor to ceiling sliding doors and windows which lead out onto the spacious sunbathing terraces to the front of the property.

First floor:

This level features three unusually large bedrooms – all of which have stunning en-suite wet rooms, walk in wardrobes, and glorious sea views. All bedrooms have private balconies furnished with a rattan chair for relaxation.

Bedroom 1 – 35m2 double bedroom with walk-in wardrobe area. There is a bath in the bedroom with amazing sea view and this bedroom also has a separate wet room style shower room, vanity unit & mirror, plus a private balcony and stunning sea view.

Bedroom 2 – 25m2 double bedroom – ensuite wet room with fantastic sea view. Plus a private balcony and stunning sea view.

There’s a pool table and table tennis within the courtyard garden at the back of the property.

The gardens are fully landscaped.

Villa Manila, Kalkan certainly delivered on our expectations!

Villa Manila, Kalkan certainly delivered on our expectations, and in most cases exceeded them. The ground floor is huge, and the kitchen has full sets of cutlery, crockery and innumerable glassware. The outside area / pool are massive, beds for all, a huge swing bed, two full size dining tables & chairs + seating. Not to mention the outside bar with sink & fridge, plus pool table and table tennis. If this wasn’t enough, there’s a roof terrace with bar, sink, fridge and more seating. We were only there 7 days, so not enough time to adequately use every area available! All 4 bedrooms are large doubles, good storage (with coat hangers), all have en-suite bathrooms and balconies with great views. Bedding, towels etc are all of good quality and the place was immaculately clean. Views from every vantage point are excellent, overlooking both bays. Will certainly book again, and highly recommend to anyone.
