The 3 en-suite bedroom Villa Sultaniye offers panoramic sea views, and all rooms have balconies from which guests can enjoy the vista. 

The Villa’s interior has been designed in a cool, contemporary Turkish style. Antique marble floors are standard throughout and rooms feature attractive interior limestone walls. Villa Sultaniye is fully air-conditioned and in addition, we also provide fans for guests that prefer not to use air conditioning. 

All bedrooms benefit from contemporary en-suite bathrooms with overhead showers and are fully tiled in beautiful Turkish travertine and feature backlit mirrors. In addition, there is also a fourth house bathroom on the ground floor with a further rainfall shower. All beds have very comfortable ‘Dorma’ mattress toppers and bedrooms benefit from blackout curtains to ensure that rooms remain comfortable even in the sunshine. 

For those wishing to hire a car there are car parking spaces outside the villa though the property’s excellent location means this is not necessary. 

 

The villa also boasts a beautiful private freshwater pool and very spacious sunbathing area, again with incredible sea views. Pool towels are also provided. There is an extremely spacious pool terrace, furnished with tables and comfortable seating, perfect for an al fresco lunch or evening meal. This is a perfect open space to enjoy a Turkish breakfast, a light lunch or entertain with sundowners. 

 

Upstairs, the top floor roof terrace has stunning sea vistas over the quintessential Kalkan view of mouse and snake island. This space is stylishly furnished with quality sunbeds and parasols. There is also a beautiful chill out area including comfortable sofa and chairs as well as an outdoor kitchen and that all important drinks fridge to keep the fizz perfectly cool!  

Media and technology 

The lounge features a Smart TV – with full-service options via the ‘Amazon Firestick Remote’. Guests can simply switch the TV on via the TV remote then navigate services using the ‘Amazon Firestick Remote’.  

For guests this means a huge range of viewing options, including Netflix, Prime etc together with all UK channels and an extremely extensive range of movies. If you have any questions on how to use the Firestick, please just ask Samet as he is familiar with navigating the functions available. 

There are quality bluetooth speakers downstairs and upstairs as well as ‘Alexa’ voice activated devices for guest use or to use as bluetooth devices. There is also complementary wi-fi throughout the property even on the roof terrace.  

Well equipped kitchen diner 

The fantastically equipped kitchen offers everything guests would expect. This includes a ‘state of the art’ carbon water filter to ensure that our mains water is safe for drinking by all the family. There is a labelled, small, narrow tap next to the main kitchen tap and this is the tap to use for drinking. The water is filtered through no less than 5 carbon filters to provide a fresh, clean, constant supply of drinking water. The normal mains water tap is fine for washing fruit and veg, washing, cleaning teeth etc. 

Use of the filter water is completely free of charge. We still have a chilled water cooler which accommodates the large, 19 litre plastic drums, should guests prefer to use this.

Ground floor:

There is an open plan lounge/kitchen/dining room, all with fantastic views, as there are huge french windows all the way along one side of the building. Kitchen: Fully fitted & very well equipped, with stunning black granite counter top. There is an oven, gas hob, microwave, extractor fan, dishwasher, and fridge freezer, along with all the cooking and serving equipment you could want for your holiday – there’s even a food processor, and a cafetiere for any coffee lovers! There is a large, extending dining table in the kitchen, seating up to 12 people.Lounge: Plenty of comfortable seating, with 2 modern, comfortable 3 seater sofas, plus an armchair, & coffee table, Large flat screen TV with surround sound system, with satellite TV, and DVD player. Wifi Internet access

The villa is perfect for families and larger groups. Access to the villa is via a fairly steep set of steps to the property, so this may cause problems for people with mobility needs.

Outdoor areas:

There is a spacious, marble patio area surrounding the beautiful infinity pool, with plenty of sunbeds and umbrellas, plus a comfortable shaded swing seat at the front of the property. There is a large pergola to one side, directly opposite the kitchen area, with a marble topped table and chairs for alfresco dining, plus a stone built BBQ at the back of the property. On the top floor of the property is the beautiful furnished roof terrace. It is shaded by a pergola, great for hot sunny days. The roof terrace has a small kitchen area including a fridge, so why not take advantage of the amazing views and relax whilst enjoying a few sun-downers? Private parking is available outside the property.

Situated on the exclusive Lykia private estate, set in beautifully maintained gardens full of mature exotic plants and Mediterranean shrubbery. The property has it's own small private swimming pool (with jet stream feature) which can be heated on request, and guests can also use the large Lykia Estate swimming pool just a few minutes away (there is a small charge for this)

Villa Amelia offers a rare opportunity to rent such a stunning villa in the well-maintained and prestigious Lykia residential development, just a few minutes’ walk from the centre of Kalkan town.

The villa provides an ideal retreat for both couples and families with teenage children as, whilst it’s secluded and tranquil, it’s also very close to all the amenities that Kalkan has to offer.

Villa Amelia also benefits from having its own heated pool plus a beautiful roof terrace with fabulous views over Kalkan bay.

In addition, guests are also able to make use of the large communal pool with its bar and snack facilities. Please note that use of the communal pool is chargeable.

Numerous restaurants, cafes and shops can be found just 2 minutes’ walk away via properly made-up roads with no steep hills or dirt-tracks to negotiate.

For the beach-lovers among you, The Indigo Beach Club is approximately 8 minutes’ walk away and Kalkan’s harbour, (with free water taxi services to a variety of other beach clubs around the bay including Palm Beach Club and the Mahal Beach Club) is within 10 minutes walk. In addition, the Yali Beach Club and Kalkan’s lovely pebbly beach are also approximately 10 minutes’ walk away.

The property is a luxurious and stylish villa in a truly convenient location, with every high-tech amenity you could possibly require.

Villa Amelia is fully air-conditioned and is surrounded by lush well-established gardens and terrace areas. 

On the top floor, the villa boasts a spacious and well-furnished roof terrace which provides stunning sea, harbour and mountain views.

The villa is laid out as follows:

Ground Floor:

Open plan and split level kitchen, living and dining area.

The kitchen feature Corian work surfaces and high-tech units which open and close with a simple touch. Modern appliances include an integrated Siemens oven, hob, dishwasher, coffee maker, fridge-freezer and chilled drink dispenser. A sliding door leads from the kitchen out on to an al-fresco dining terrace and BBQ area.

The living area has comfortable seating, flat-screen satellite TV and an I-pod docking station. Double doors lead out from the living area on to the pool terrace.

There are steps up to an indoor dining area.

There is a double bedroom on this level with an en-suite shower area and separate WC.

First Floor:

There are three bedrooms on this level:

Kingsize bedroom – en-suite shower facilities + WC

Double bedroom – en-suite shower facilities + WC

Twin bedroom – this bedroom has access to a separate shower room + WC across the hallway

Roof Terrace:

The villa benefits from having a spacious roof terrace which is equipped with wicker sofas and chairs, sun loungers, bean bags plus a shaded dining area complete with rooftop kitchen. There is an automatic awning that’s activated by high temperatures to allow use of this stunning space all day long. The views from this level are truly stunning so it’s the perfect place to enjoy a meal or a pre-dinner drink before heading off into town.

Outside the villa:

The villa has its own pool which can be heated in the cooler months.

As well as an al-fresco dining area, there is also a comfortable seating area. Well established plants surround the villa providing privacy.

The communal pool is 1-2 minutes’ walk away.

Superb Villa, great location.

A really perfect Villa.

Cool inside, hot outside.

Lovely kitchen, big comfy lounge with games and videos galore.

Big bedrooms with loads of storage and mirrors.

Roof terrace is luxurious, had a great BBQ one night and sat up there for cocktails and games every evening.

Well positioned for beautiful Kalkan. A trip to Zest Beach Club is a treat.

Any Villa issues are sorted immediately.

Transfers were well organised, on time and comfy.

All arrangements from start to finish were efficient.

Great location, Villa and service.

This was our first visit to Turkey but it won’t be our last.

Spacious, modern and very well equipped

Villa Amelia is a spacious, modern, very well equipped villa just a few minutes walk from the old town of Kalkan, ideal for a family holiday. We stayed here for a week in August with our daughter and grand children who thoroughly enjoyed the villa and all of the amenities it had to offer. The main kitchen on the ground floor leads out onto the pool area but there is a further kitchen and dining area on the roof which makes a wonderful setting for dining in the evening. There is lots of outside space with a private pool and garden.
