Villa Teshir, a beautifully presented detached 2-bedroom, 2-bathroom character stone villa with a large private pool, lush gardens and breath-taking sea and mountain views.   

Villa Teshir is on 2 levels and the stone floors inside and out give it a charm of its own. 

Please note: 

The property is undergoing renovations this winter, including new bathrooms, updated kitchen with island unit, renovated pool and new furniture throughout. All will be ready to take reservations from May 2025 and new photos will be available early Spring. 

 

Villa Teshir is set in the heart of Kalkan in the area knowns as Ortaalan and an easy flat walk of 10 minutes into town.  The property is situated well below the D400.  

The nearest supermarkets, Migros and Macro, are only a 5 minutes’ walk away.  

Whilst a car is not necessary, there is a private parking space available. 

Outside Areas: 

This lovely, detached villa has large spacious outdoor areas comprising of a large pool (6m x 5m) with Roman steps for easy access.   
There is a secluded garden with lemon and olive trees and a large veranda which runs the entire length of the villa. Here you will find a comfortable seating area comprising of sofas and easy chairs.   

The spacious terrace surrounding the pool has a dining area, 4 sun loungers and a built brick BBQ, all overlooking Kalkan Bay.  

Ground Floor:

The spacious ground floor comprises of a dining kitchen, lounge and cloakroom.  
The kitchen is fully fitted and includes all the usual modern appliances, a water cooler and a Nespresso coffee maker.  

From here, French doors lead directly to the pool terrace. 

The comfortable lounge has sofas, easy chairs and a coffee table. There is a 42-inch flat screen TV offering all the English channels you may require. 

There is direct access out to the veranda, shaded by olive trees from our garden below. 

 

First Floor: 

On the 1st floor there are 2 ensuite bedrooms, both with large, fitted wardrobes. The master bedroom has a 4 poster 6 ft king size bed. Bedroom 2 has twin beds. 

Both bedrooms have stunning sea views with shutters on the windows to keep you cool in the summer months.  

 

A “kosk” balcony with comfortable lounge seating, perfect for relaxing and looking out to sea or enjoying the twinkling lights of Kalkan in the evening.

The villa is entered (at the rear) on the penthouse level. This floor offers a very generous 100 square metres of space and features two unusually large master bedrooms, both of which have stunning en-suite wet rooms and indoor Jacuzzi bathtubs. These bedrooms share a private terrace with glorious sea views. The terrace is furnished with a comfortable seating set, and a rattan ‘egg’ chair.

Each bedroom has a double-size bed, ample wardrobe space, vanity unit and a Jacuzzi positioned to take advantage of the sea views. Both have en-suite shower rooms with Jack & Jill basins.

Lounge – the lounge has a leather sofa, coffee table, rocking chair, plus a wall-mounted flat screen TV facing the sofa. The courtyard garden is accessed from one end of the lounge and at the opposite end, there are three sets of doors leading out to the pool terrace.

There is also a separate WC located on this level.

Outside the villa:

Courtyard garden – this is located at the back of the ground floor level and is furnished with table and chairs.

Pool terrace area – there are two lovely shaded areas adjacent to the stunning split-level infinity pool. The first is the dining area which seats eight, and the other is a comfortable seating set with two arm chairs. The pool has rattan sun-loungers arranged around it and a large cantilevered umbrella, plus a top of the range BBQ.

A separate spa and leisure area, including gym, sauna and cinema room can be found within the villa’s extensive grounds.

Lower garden – lawned area, with cabana-style double lounger overlooking Kalkan bay. 

Private beach platform  – steps lead down from the garden, across a track and then further steps cut into the cliff side (shaded by olive trees) lead down to sunbathing platforms set into the rocks; at sea level a decked platform is furnished with sun-loungers, parasols and scatter cushions. Steps lead directly into the sea.

VILLA PAPATYAM 

A contemporary style 3 bed villa, in a quiet location, but close to great local amenities (off the Kalamar Rd) Papatyam is stylishly decorated and comfortably furnished throughout, with an open plan concept on the ground floor, 3 good size ensuite bathrooms, and great amenities, which include two jacuzzi pools! (one on the pool terrace, the other is part of the master suite on the roof terrace) Sea & mountain views from the top floor.  

 

Entrance 

The front door leads directly into the open plan lounge/kitchen/dining area, which has an atrium above it, which gives the space a really light and airy feel.  

 

The modern fitted kitchen has a quartz topped kitchen island with bar stools, and is equipped with fridge/freezer, oven, hob, microwave, dishwasher & kettle.  

 

There is a separate dining table, which seats 6 people, while the lounge area has a modern, L shaped sofa, two armchairs, a pouffe & a coffee table. 

 

Floor to ceiling sliding windows connect this space with both the pool and pool terrace, and the outside dining area.  

 

First floor 

Twin bedroom, with two single beds, bedside table, wardrobe, vanity unit, large ensuite bathroom & Juliet balcony 

 

Double bedroom, with double bed, fitted wardrobe, bedside shelves,  

 

Second floor 

Master bedroom , with double bed, fitted wardrobe, & ensuite bathroom. This room has direct access to the roof terrace, with it’s private jacuzzi pool, daybed for sun bathing, and bistro seating set.  

 

Outside spaces 

The villa has a lovely, good size pool to the back of the property, with roman steps lead into there is also a jacuzzi pool to the side, which ‘waterfalls’ into the main pool – perfect for children, or for lounging with a glass of wine! There is a large daybed shaded by a wooden pergola, and an egg chair next to the pool. There are plenty of sunbeds ranged around the pool, and also a seating set to the side of the pool. 

 

There is a covered dining area to the side of the villa, with access both off the kitchen, and the pool terrace.  

 

There is another jacuzzi pool off the master suite on the roof terrace, complete with its own daybed to the side, and both mountain views, and views over the harbour.
