Villa Alexander is a luxury four-bedroom villa in Kisla, Kalkan, positioned to enjoy uninterrupted sea views across the bay from every level. Finished to a high European standard with marble floors, natural stone and quality furnishings, the villa feels refined and contemporary throughout. The entire top floor is dedicated to an exceptional master suite with a four-poster bed, private sea-view balcony and open-plan marble bathroom, creating a boutique-hotel ambience within the privacy of your own villa.
Designed for families and groups, Villa Alexander sleeps up to 10 guests and offers generous indoor and outdoor living spaces, including a large private swimming pool with Roman steps and beautifully arranged terraces ideal for dining, relaxing or simply taking in the views. A dedicated entertainment room on the lower level—complete with games facilities and a sofa bed—adds flexibility for multigenerational stays, teenagers or relaxed evenings at home. Villa Alexander is located in Kisla, one of Kalkan’s most popular and well-established residential areas, known for its peaceful setting and easy access to the sea. The villa is close to the renowned Mahal Beach Club, with additional beach clubs reachable on foot.
Guests can also make use of the water taxi service across the bay from the beach clubs to Kalkan Old Town — a scenic and practical way to access the harbour, restaurants and shops. Kalkan town centre is approximately a 15–20-minute walk or a short 3-minute taxi ride away, allowing guests to enjoy Kisla’s peaceful coastal setting while remaining within easy reach of the harbour, Old Town and Kalkan’s renowned dining scene.
A parking space is available at road level below the villa for guests hiring a car
Accommodation
Lower Ground Floor – Entrance Courtyard & Entertainment Level
Villa Alexander is accessed from the road via a short flight of steps leading to an open entrance courtyard. This attractive space features a decorative fountain and provides access to the villa’s lower ground floor facilities.
Ottoman Room – Media & Entertainment Room
This dedicated entertainment room has its own private entrance and key safe and is well equipped for relaxed evenings and indoor entertainment. Facilities include:
• Full-size pool table
• Table football
• 4K Smart TV with surround sound
• Access to Netflix, Amazon Prime and YouTube
• Games console
• Small fridge, kettle and water cooler
• Shower room with WC
A double sofa bed allows this room to accommodate the 9th and 10th guests if required.
Please note: Due to its separation from the main living areas, this room may not be suitable for younger children.
A Laundry Room is also accessed from the courtyard, with washing machine and clothes airer.
From the courtyard level, guests continue up two further flights of steps to reach the main entrance of the villa and the principal living areas on the upper ground floor.
Ground Floor – Open-Plan Living with Direct Pool Terrace Access
The main living level features an impressive open-plan layout that feels bright, spacious and connected to the outdoors. Large sliding windows on both sides open directly onto the pool terrace, creating a seamless indoor–outdoor flow and allowing guests to enjoy sea views and natural light throughout the day.

This level features three beautifully decorated and spacious en-suite bedrooms, all enjoying beautiful sea views and direct access to a shared, spacious balcony furnished with a rattan dining table, chairs and sun loungers.

Each bedroom is thoughtfully designed for comfort and positioned to maximise uninterrupted views across Kalkan Bay. A safe is also provided for guests’ valuables.

The entire top floor of the villa is dedicated to a truly luxurious master bedroom that spans the full width of the property, creating an exceptional sense of space and privacy. A striking four-poster bed takes centre stage, framed by wooden shutters and bespoke wardrobe storage that lend the room an elegant, almost “Out of Africa” aesthetic. A beautiful villa inside & out
Our family, of 5 adults, had a wonderful stay at Jane’s Villa. I would highly recommend. The property had everything you would need, spotlessly clean, comfy sofas and beds, pool was perfect, just a beautiful villa inside and out. The views were incredible and I will miss waking up to that everyday. The walk into town took 25 mins and we would taxi back. The abundance of restaurants and lovely shops in the old town was a delight. We went to restaurants that were also recommended by Jane. The first time everyone enjoyed every single meal we had. Everyone very friendly and it felt very safe. We will definitely return to Kalkan and would love to stay again at Villa Alexander.

We really love this villa
We really love this villa, having already visited in 2024 too. There were 7 of us, and the villa is spacious, and equipped well enough to accommodate 7 adults.
Everything you need is there, although we did notice that a few things needed attention – the coffee machine wasn’t working, & there wasn’t always enough hot water on the middle floor. The top floor was fine!
Apart from these couple of issues the villa is lovely and we would definitely come back another year. We all love the outside space, the pool is great, the bbq and the dining area, is exactly what we want as a group.
Late Summer Stay
Just back from a week’s stay at Villa Alexander. There were 6 adults so we used most of the accommodation. It is a beautiful villa with fantastic views especially at sunset. Bedrooms are generous and the beds are a good size and very comfortable. They also have blackout curtains which not all properties in Kalkan offer. The kitchen/ lounge area is a beautiful space with all the amenities you’d expect. The pool is crystal clear and maintained twice a day. The garden is all tiled and is also regularly swept. There is also a games room on a lower level with medium TV. Football table and pool table. I would definitely recommend this villa. The only thing I would say is there are a lot of steps from the road to the front door so take this into consideration if you book.
Beautiful Villa Alexander
We have just returned from two fantastic weeks at Villa Alexander.
The Villa is just as the photos show the main suite on the second floor is huge and has amazing views from its full length balcony, the rooms on the first floor were equally as luxurious and had a balcony running their full length.
The living area and fully equipped kitchen had everything you needed and more but as always most time was spent in and around the pool which was so comfortable and spacious.
The pool Guy came every day so it was kept clean for the whole of our stay.
The Laundry room was also very useful.
I must add that any requests to Lale Homes was dealt with immediately, their suggestion for caterers was very useful and the chef we used Kazim Oguz of ‘Chefs at home’ was easily the best meal we had during our stay, a proper chef who spent for five hours preparing the meal!
I would highly recommend Villa Alexander and Lale Homes who were great communicators and super efficient throughout.
