Villa Frida is a stunning & unique semi-detached 4 bedroom villa, combining Turkish flair with Mediterranean style. Villa Frida offers luxurious, spacious and accommodation, comfortably furnished in a simple, uncluttered and stylish way.

Ground floor:

On the ground floor, there is an open plan living area with two triple sofas and an armchair, fireplace and TV/DVD and 2.1 speakers. The kitchen is fully equipped and has built in appliances. Kitchen patio doors open onto another al fresco dining area.

The villa has one downstairs twin bedroom with shower room next door.

First floor:

Upstairs there are 3 further bedrooms, plus a family bathroom. The master bedroom has an en suite bathroom. The master bedroom and second bedroom share a balcony, which is furnished with a coffee table & chairs, and where you can enjoy the great sea views or incredible stars by night.

Outdoor areas:

Outdoors, there is a lovely shaded dining area which comfortably seats 8 people, plus a BBQ, sunbeds and umbrellas for 8 guests, and the good size pool. which has the benefit of roman steps leading down into the water for easy access (also great for children, or any non-swimmers!)

The villa is only 200 metres from the sea and Kalamar and Kulube Beach Clubs.

It is a 15 – 20-minute stroll to the town centre of Kalkan, with its many boutique shops and fabulous restaurants, bars & cafes. There are also some great local restaurants and mini markets for day to day shopping within a 5 minute walk of the villa.

The villa is suitable for families with children of all ages. There is no need for a car, if you prefer not to walk, taxis are plentiful, and inexpensive.

Villa Alternatif is a spacious 4 bed family friendly property with a large pool and outdoor areas with sea views.

Accommodation:

Interior:

The villa is decorated and furnished to a very high standard, with air-conditioning through-out.

Bedroom 1: large twin room with en-suite, large balcony with uninterrupted views over Kalkan.
Bedroom 2 and 3: large double bedroom with en-suite. 2 balconies, ones private, one shared.
Bedroom 4: double or twin, with door to terrace.
Bathrooms: All bedrooms have en-suite fully tiled shower rooms with WC and sink. All en-suites are a good size.
The main living area also has a good sized shower room with WC and wash basin.

Kitchen: Large fully fitted kitchen, including cooker, oven, large fridge/freezer and dishwasher. There is also a washing machine and iron available. The kitchen is fully equipped to prepare meals.

Living Rooms: The living room has two sofa’s which can double as beds for small children. There is a large flat screen TV with DVD and CD player, together with Wi-Fi internet access. There is also a large dining table and seating inside if alfresco dining is not for you.

Towels and linen are provided. The villa will be cleaned once a week, when all bed-linen and towels will be changed..

Outdoor Area:

The villa is set in the middle of its own large terrace area with large private infinity pool. There are 6 sun beds with 3 large sun umbrellas, and two large swing chairs for relaxing in or out of the sun. There is also outside a BBQ with seating on the terrace and balconies for alfresco dining.

The villa is suitable for small children with a shallow pool for them to play in. We can also arrange car hire, airport transfers and day trips at an additional cost. We now have a new high standard security system fitted to ensure safety at the Villa.

Villa Porto is an exceptional villa in so many ways, 3 bedroom Villa Porto benefits from a truly special location directly on the sea front, spectacular sea vistas from all levels,  rustic high end design and spacious accommodation. The outdoor areas are ranged across different levels, offering guests a fabulous choice of different spaces in which to swim, sunbathe, or just to relax and drink in the amazing vistas. Being west facing, the villa benefits from all day sun. And the icing on the cake: direct private access to the sea!

The interior and exterior spaces have been recently cosmetically updated, to ensure that guests have a comfortable,  luxury experience.  Careful thought has been put into every piece selected for the villa, including many unique custom designs, and a relaxing, rustic colour palette has been used throughout, along with tasteful art pieces.

Amenities at the villa are second to none – two of the bedrooms have jacuzzi baths, and share a private roof terrace with outdoor bar. 

Beautiful mature gardens & stone walls surround the property, helping to give the villa high levels of privacy.

Villa Porto is located next to the prestigious Villa Mahal hotel/complex in Kisla, just a 15 minute walk to the Old Town/Town centre.

Penthouse level: 

The villa is entered (at the back) on the penthouse level. This floor offers 110 m2 space in total, and features  two unusually large master bedrooms, both of which have stunning en-suite wet rooms, an indoor jacuzzi. These bedrooms share a private roof terrace with glorious sea views. The terrace is furnished with a comfortable seating set, and a rattan ‘egg’ chair, and bar & seating.

Both bedrooms have king size beds, & ample wardrobe space, vanity unit,  and a jacuzzi positioned with an amazing sea view. Both have en suite shower rooms, one of which has Jack & Jill sinks.

Stairs lead down from this level to the ground floor accommodation.

Entrance and Ground floor: 

Hallway, leading to:

Third bedroom of 22m2. This room is again very spacious, and arranged as a twin room, with wardrobe, large vanity unit, and and ensuite shower room.  Fully fitted kitchen, with oven, hob, microwave, large fridge/freezer and dishwasher. The lounge has a comfortable L shaped sofa (seating 6), coffee table, & rocking chair, plus  a flat screen TV on the wall facing the sofa.  

There is also a separate WC located on this level.

Outdoor Areas:

The courtyard garden is accessed from one end of the lounge, at the other end, there are two sets of doors leading out to the pool terrace.  It is located at the back of the ground floor level, and features bistro table and chairs, plus a bar, pool table & table tennis table.

The pool terrace has two lovely shaded areas here adjacent to the infinity pool.  The first is the dining area which seats 6, and the other is a comfortable seating unit with two armchairs. The pool has rattan sun beds arranged around it, and a large cantilevered umbrella, plus a top of the range gas BBQ. Steps to the side of the pool lead down to the lower sunbathing level, again furnished with sun beds.

The lower garden has lawned areas, with comfortable rattan seating set, umbrella, two swing seats & bean bags.

The private beach platform  has steps that lead down from the garden, across a track and then further steps cut into the cliff side and shaded by olive trees lead down to sunbathing platforms set into the rocks; at sea level a decked platform is furnished with sun beds, sun shades and scatter cushions and has steps into the sea.

NB the private beach platform is shared with two neighbouring villas.

Floor to ceiling windows either side of bifold doors connect the open plan living area with fabulous sea and mountain views and make the space in this area light and bright.
 
The lounge area is furnished with a sofa and armchair, plus a coffee and occasional tables, and a large flat screen TV  (with English speaking channels) There is also an ipod dock, bluetooth speaker and CD/DVD player
 
The kitchen was fully remodelled and installed in March 2023. This offers a contemporary cooking and dining experience with an integrated water cooler, drinks fridge, induction hob, Quooker tap, dishwasher, fridge freezer, and coffee machine along with all the usual kitchen equipment. A long preparation and dining counter with bar stools provides an abundance of preparation and eating space.

Ground floor:

The spacious open plan living area has contemporary style décor and furnishings and is further enhanced with original art pieces. The kitchen is fully equipped with integral oven, hob and dishwasher. There is also a large fridge freezer and kettle. 

Full length sliding doors open on to the large private pool terrace where you will find ample sun loungers and a shaded dining area.

A guest cloakroom is also provided on this level.

Lower ground floor:

A staircase will take you to the lower ground floor where there are three en-suite bedrooms and a furnished terrace garden accessed by bedrooms.

The spacious bright master bedroom has a king size bed, fitted wardrobe and dressing table under a large mirror. The second bedroom is also bright and spacious with twin beds. The third bedroom is a double.

All bathrooms are beautifully finished with walk in high pressure showers.

The soft ambient LED lighting throughout the apartment will further help you relax during your stay.

Outside areas:

The apartment benefits from having a spacious pool terrace with large pool. The terrace is furnished with ample sun loungers and a shaded dining area for al-fresco dining. Villa Marina is a large, family friendly villa for 8 people. There is plenty of space both inside and out. Plenty of sun-loungers, comfy chairs and space around and a large swimming pool. This is a great villa with olive trees to the side. Fully air-conditioned throughout.

Ground Floor:

Open plan and spacious. Just inside the entrance is a full shower room, which is bathroom number 5.  There’s a further table and chairs inside should you need it, separating the lounge from the kitchen which is modern and fully equipped with dishwasher, oven, hob and microwave. The washing machine is in a cupboard under the stairs. From the lounge there is access to the poolside.

First Floor:

On the first floor are 2 twin en-suite bedrooms and a large king-size en-suite. All three have balconies with the twin rooms having side balconies overlooking the olive groves.

Top Floor:


The master en-suite bedroom on the top floor is large, with a TV (mainly Turkish channels) and comfy seating area. You also have direct access to the furnished roof terrace which has views of Kalamar Bay.

There is also separate access to the roof terrace without going through the bedroom.

Villa Greenwich affords spectacular views of Kalkan Bay enhanced from its elevated position in the Kiziltas area of Kalkan. Comfortably accommodating 8 guests in 4 bedrooms (all with ensuite bathrooms) Villa Greenwich provides sea views from every room and contemporary, stylish interiors with large glass windows to allow the light to flow freely through the open plan areas. The open plan ground floor comprises a large lounge with a comfortable large L shaped sofa & TV, a fully fitted kitchen with breakfast bar, well connected to the exterior areas via large sliding windows.

The outside spaces are well thought out and ideal for summer living. There is easy access to the large private pool via the roman steps in the corner. A large al-fresco dining area is covered with a shady pergola, cushioned sun loungers and parasols are provided for relaxing, and another comfortable seating group is located at the edge of the pool terrace. There is a BBQ and a table tennis table located to the side of the terrace.

Two of the bedrooms have private balconies, and the master bedroom on the top floor has its own private terrace furnished with sun loungers and a rattan ‘egg’ chair. There is also a separate roof terrace, with its own bar, and jacuzzi and offers the perfect place for a chilled sundowner whilst taking in the views.

The open plan living area contains a comfortable open plan living area with large L shaped sofa, flat screen TV, plus a well-equipped kitchen with breakfast bar, and bar stool seating.  A water cooler, fridge freezer, luxury wine fridge, Nespresso Coffee Machine, built in oven, gas hob, microwave, dishwasher, toaster, kettle and cafetiere are also provided (the washing machine can be located in a cupboard under the stairs) There is a separate seating area to the side of the breakfast bar with swivel armchairs. Glass sliding doors lead out from the kitchen area onto the pool terrace.

There is also a cloak room and W/C on this level.

First floor:

Bedroom 1,2 & 3 – Stairs lead up to the first floor and large landing with a seating area.

On this level there are three bedrooms – two spacious doubles and a twin bedroom, all of which have their own ensuite shower rooms. Both double bedrooms have sea view private balconies, furnished with a table and chairs (bedroom 1 also has an egg chair on the balcony). The twin bedroom has an ensuite shower room with W/C.

 

Second floor: 

Bedroom 4 – The master bedroom suite occupies the whole of the top floor, with a double bed and en-suite shower room. The room has direct access to unforgettable sea views from the private furnished roof terrace, with its own sun loungers, and two comfortable rattan ‘egg’ chairs.

Roof terrace – has its own entrance (not connected to the master bedroom).

 

Outside Areas:

The outside spaces are well thought out and ideal for summer living.

Ground floor: spacious terrace area and large swimming pool (there is easy access to the latter via roman steps) A large al-fresco dining area is covered with a shady pergola, cushioned sun loungers and parasols are provided for relaxing, and another comfortable seating group is located at the edge of the pool terrace. There is a BBQ and a table tennis table located to the side of the terrace.

First floor – private balconies off bedrooms 1 & 2.

Second floor – private roof terrace off master bedroom. Separate roof terrace, with jacuzzi, comfortable seating group with coffee table, a bar with bar stools, fridge, Nespresso coffee machine, glasses, ice bucket etc.

  • The villa is accessed via a number of steps down from the road, so may not be suitable for guests with restricted mobility

Villa Kariska is a beautiful and spacious private villa, ideal for one or two families, or a group of friends wishing to holiday together. A home from home, it has an abundance of extra features.

Ground floor:

Villa Kariska is comfortably furnished and offers a large spacious, light and airy, open plan kitchen, dining and lounge area which opens directly onto the gardens and pool area.

The beautiful modern kitchen with its granite work tops, is equipped with everything you might expect at home from a dishwasher and washing machine to an Nespresso coffee machine and chilled water dispenser. The living space includes everything you might need such as wi-fi internet, smart TV, and a Bluetooth speaker.

First floor:

The master bedroom suite covers the whole of the first floor, with a six-foot four poster bed, en-suite, seating area and large private balcony.

Second and third floors:

The other three bedrooms are on these floors, and include one king-size room and two twin rooms. All bedrooms open out onto spacious balconies with bistro table and chairs.

Outside Areas:

The villa boasts a large terrace with a private pool within beautiful mature gardens. There are plenty of areas to sunbathe on with our six sun loungers and 3 large parasols for those who enjoy the shade. There are plenty of different areas to find peace and quiet and enjoy the stunning views of the beautiful Taurus mountains and sea.

The terrace has a large dining table which seats 10 guests. There is another smaller seating area in our courtyard, and a double hammock on the shady upper terrace.

The stunning roof terrace is the perfect place to chill and enjoy the sunsets. A fridge is available to make sure you have cold drinks available for the those 6 o’clock G&Ts. For those who like to cook outside, we have a large kettle barbeque.

The garden is fully maintained throughout the year by a local professional team. The pool, patio and garden areas are cleaned on a daily basis early in the morning, as not to disturb your day. The inside of the villa is cleaned once a week and given a full linen change, or more frequently at guests request.

The villa is in a peaceful, residential location and is an easy 10 minute stroll to the centre of Kalkan. The town beach and harbour is a further 5 minutes. A car is not required at this property, and taxis are readily available and well priced.

Villa Fosa is a wonderful family villa offering a large private swimming pool, beautiful gardens and stunning sea views. Located between Kalkan and Kalamar Bays, the villa has many amenities within easy walking distance.

Ground floor:

Inside the villa is designed for easy summer living, with the open plan design on the ground floor making use of large French windows that open out onto the swimming pool terrace and an ‘al fresco’ dining area for eight people. The large kitchen features an oven, hob, extractor fan, fridge freezer, microwave, dishwasher, kettle, toaster and a Magimix Nespresso machine, while the washing machine is located under the stairs together with an iron and ironing board. There is also a downstairs toilet.

The indoor dining area has a wooden table and six chairs, while the living room features two comfortable cream armchairs, together with a sofa bed, new flat screen 50 inch HD television and Blu-ray player and Amazon Firestick.  Pretty, traditional style lighting throughout the ground floor together with handmade wooden cupboards all add to the quality and beautiful style of the property.

First floor:

On the first floor you will find one large bedroom with a super-king size bed, wooden furnishings and lovely en-suite shower room finished in cream and stone tiles, together with the pretty en-suite twin bedded room, which is also furnished in wood. Both have large glass doors that open out onto a wonderfully spacious balcony with wooden seats and sun loungers to enjoy the views.

Second floor:

On the second floor is the luxurious Master Suite, which features a super-king size bed and private shower room, together with a lovely roof terrace with iron sofas on which to relax with a book or a drink at the end of the day. The views from the Master Suite are spectacular and it’s the perfect location for enjoying some star gazing.

Whichever room you stay in, you will wake up in the morning and open your curtains to stunning views of the Mediterranean and the towering Taurus mountains that form the backdrop to Kalkan.

In addition, we offer rental of a full range of baby/child equipment including a BT baby monitor, Baby Bjorn potty, Phil & Ted’s travel cot, high chair, etc – please ask us about prices for your requirements. The villa also has a range of children’s books and family games.

Outdoor areas:

Outside the villa, guests can enjoy a lovely private swimming pool with built in steps offering easy access to the water. Surrounding the pool is a large sunbathing terrace with wooden sun-loungers, covered with thick cushions for extra comfort in the sun. Pink and white oleanders together with large pot plants surround the pool area, creating a wonderful holiday escape.

To the side of the villa, steps lead up to a large shaded drinks terrace with a seating area, consisting of a hammock chair swing and offers wonderful views out over the bays. Bougainvillea and oleander surround the terrace and a large hammock is the perfect place for an afternoon siesta. All around the villa are pretty gardens with banana trees, bougainvillea and jasmine growing, and you can make use of the Weber barbecue that is available for guests.
