Villa Amelia is a stylish 4-bedroom villa in a peaceful setting on the prestigious Lykia Estate — one of the most attractive residential areas in Kalkan, with its beautifully maintained gardens filled with mature exotic plants and Mediterranean shrubbery.
Despite this tranquil environment, the villa is just a short, easy walk from Kalkan’s Old Town, harbour, restaurants and shops — a rare combination in such a sought-after location.
The interiors are finished to a high standard throughout, with quality fixtures and fittings and a clean, contemporary feel. Outdoor spaces are thoughtfully arranged for relaxed holiday living, including a private heated pool with jet stream feature and a spacious roof terrace.
While the villa’s lower levels are surrounded by greenery, the best views are enjoyed from the roof terrace, with open outlooks across Kalkan Bay, the harbour and surrounding mountains.
Guests also have the option to use the Lykia Estate’s large communal pool, located just a couple of minutes’ walk away.
Location – Lykia Estate, Easy Walk to Old Town & Beach Clubs
Villa Amelia is situated on the exclusive Lykia Estate, known for its attractive stone villas, mature planting, and beautifully maintained communal areas.
From the villa, it’s a few minutes’, largely flat walk to Kalkan’s Old Town, making it ideal for guests who prefer not to rely on taxis. A wide choice of restaurants, cafés, shops and supermarkets can be reached within a few minutes on foot.
For beach days, Indigo & Cakil Beach Clubs are around an 5-minute walk, while Kalkan harbour (approximately 10 minutes away) offers water taxis to beach clubs across the bay, including Palm & Zest Beach Clubs
The Accommodation
The accommodation is arranged over two main floors, with a spacious roof terrace above, offering bright, well-proportioned living spaces suited to families or small groups. The villa is fully air-conditioned throughout, with ceiling fans in all main rooms providing an additional cooling option.
Ground Floor – Living Space & Kitchen
The open-plan living area is split-level and well designed, with a comfortable lounge, indoor dining space, and a modern kitchen.
The kitchen is finished with Corian work surfaces and high-quality integrated appliances, including oven, hob, dishwasher, fridge-freezer and coffee machine. A sliding door leads directly out to the al fresco dining terrace and BBQ area.
The living area offers comfortable seating and opens onto the pool terrace via double doors, creating an easy indoor-outdoor flow.
Also on this level is a double bedroom with en-suite shower room and separate WC, ideal for guests preferring fewer stairs.
First Floor – Bedrooms
There are three bedrooms on this level.
The master bedroom is a spacious king-size room with en-suite shower facilities. A further double bedroom also benefits from its own en-suite shower room, while the twin bedroom has access to a separate shower room located across the hallway.
All bedrooms are well-presented, with a consistent level of finish and comfort throughout.
Roof Terrace – Sea, Harbour & Mountain Views
The roof terrace is a key feature of Villa Amelia, offering wide-reaching views across Kalkan Bay, the harbour and the surrounding mountains.
Furnished with comfortable seating, sun loungers and a shaded dining area with a small rooftop kitchen, this is an ideal space for evening drinks or relaxed meals.
An automatic awning provides shade during the hottest part of the day, allowing the terrace to be used comfortably throughout the day.
Outdoor Space
The villa is set within attractive, well-established gardens, with mature planting that enhances both privacy and the overall setting.
The private pool is on the smaller side but is enhanced by a jet stream system, allowing for both relaxation and light swimming. The pool can also be heated in the cooler months.
A shaded dining area and comfortable seating space, along with a BBQ for al fresco dining, complete the outdoor layout.
In addition, guests can use the large Lykia Estate communal pool, located just 1–2 minutes’ walk away (a small charge applies). This generous pool area includes bar and snack facilities, offering a more spacious alternative for longer pool days.

Roof terrace is luxurious, had a great BBQ one night and sat up there for cocktails and games every evening.
Well positioned for beautiful Kalkan. A trip to Zest Beach Club is a treat.

Spacious, modern and very well equipped
Villa Amelia is a spacious, modern, very well equipped villa just a few minutes walk from the old town of Kalkan, ideal for a family holiday. We stayed here for a week in August with our daughter and grand children who thoroughly enjoyed the villa and all of the amenities it had to offer. The main kitchen on the ground floor leads out onto the pool area but there is a further kitchen and dining area on the roof which makes a wonderful setting for dining in the evening. There is lots of outside space with a private pool and garden.
